Attention all Dentists 🦷! You know I have a soft spot for you, especially considering my brother Aryeh Genet DDS, FICOI and other family members. You are one of a retail owners dream tenants and you should know it. I have negotiated many dentist leases on the Landlord side and Tenant side. I have been fortunate to help friends with employment contracts as well. When entering into a retail lease negotiation you must: 1) Demand a significant tenant allowance package 2) Cap controllable operating expenses 3) Fight for fixed options 4) Understand the plumbing, water sources and amperage of the space 5) Request a new HVAC that has enough tonnage for the space This is only part of the extensive list that I have created as a guide for dentists opening their first retail location. Landlords, please don’t hate me. Want to learn more? DM me and let’s discuss it. #leasingattorney Dental Nachos

#LOWEST #BID #DANGERS A lot of people, a lot of people, well, they like to get bids on stuff and they tend to go with the lowest bidder, which is fraught with all sorts of dangers. First of all, usually if people are competing on price, and I'm not going to say this is 100% true, because there's some people that compete very well on price and quality at the same time. But most of the time, most of the time when you're competing on price, you are cutting corners in order to, well, make a profit. Yeah, to make a profit. And so a lot of times this is like contractors or anything, healthcare professionals, dentistry. I was in dentistry for 35 years, and I'll tell you, there's ways to cut costs and at the same time cut quality in dental care. That's not true. You can't do the reverse. You can't cut costs and maintain high level quality, just the sheer materials that you use. But that's one of them. The other thing is that a lot of times people that compete on price, they're not very good at what they do, they're not very good at what they do. And, so they tend to screw stuff up, take much longer to do stuff, and quite often you end up hiring another person to finish the job. And that makes it almost twice as expensive. That's right. It makes it almost twice as expensive. It's frustrating. It's frustrating. I just recently, I had some stuff going on in the Internet on one of my sites and I had some issues and, I'm working with man and I know, he's not the cheapest, he's not the most expensive cheapest. But one of the things that I can count on, one of the things that I can count on is that when he does the job, it's done right and he figures it out and he does excellent quality work. And I believe that deserves a premium price. Now we've all done this. I've all, you know, I've done it where try to find something really, really cheap and then it ends up not working. And then I end up doing it again and again and again until I learn to stop. Stop using price as a determinant for what you get. Because most of the time you're going to get shit. Yeah, you're getting shit if you are too price conscious. Now, behind me, you see those flowers? I've talked to you about this in the past. Go out and buy a dozen red roses for your wife and , put them in a vase and, you'll be glad you did. Now, don't expect you're going to get like, you know, instant attention. It's not going to happen right away, but, it'll set the tone. It'll set the tone. And, if you want to work with me, check out my website, thestandard.academy. And, reach out to me, DM me and we can set up a short call to see, well, if we're a mix and if there's any benefit to you, to you being coached by me. Remember, it's all about creating a kick ass life for yourself and those that you love.

When the tax advisor reviewed our medical scrub sales for Scrublyfe Uniforms a particular quarter, she skeptically asked, "These numbers can’t be right, can they?" Me: "It's correct." Her expression: 😳 I explained, "Yeah, nurses need something to wear to work and nursing students need something to wear to school 😂😂😂😂." She burst out laughing. I’m not sharing this to boast; we’re new, still growing, and reinvesting all our profits back into the business. Achieving these numbers is no small feat. Customers don’t magically appear on our website or in our store. We put in serious hard work—real, relentless effort. Not just a bit here and there, but sustained, intense outreach. I spend countless hours emailing and pitching to nursing schools, hospitals, dental schools, ROP programs, Career Development programs, and administrators. This includes sending emails, LinkedIn messages, and following up with phone calls. And that's just for our bulk orders, which are our primary revenue source. I also make sure to inform local clinics, schools, and offices about our store so they can refer their employees and students to us. My strategy is to secure consistent bulk monthly orders through school contracts and aim for at least $500 in daily in-store sales (and we’re nearly hitting that target). This is all done without any ads or billboards. Once I start running ads to drive traffic to the store, it’s game over. Yes, I know how to run ads. I’m RELENTLESS! My business partner is RELENTLESS!! I’m proud of us. Sometimes, in the grind, we overlook our achievements because we’re so focused on working hard and haven’t yet seen the full rewards of our efforts. But tonight, looking at our numbers and daily in-store sales, I had to acknowledge our success. If we don’t celebrate our wins, no one else will. We need this motivation to keep going because, to be 100% honest, being an entrepreneur is tough.
