Why do I need a fire damper, it’s an external wall? When I was new to the industry, I always assumed fire dampers were only applicable to fire rated internal walls because that’s where most instances occur. However, there are some instances where external walls also have a FRL (fire resistant level). A few instances which come to mind: 1. Substation. The power authority usually has very prescriptive ventilation designs for the substation which includes fire dampers in intake and discharge louvres. E.g. Citipower 2. External walls in proximity to adjoining allotments or another building on the same allotment. See figure below from the NCC2019 guide. Are there any other common instances worth highlighting? _______ I try to make regular posts on topics relevant to building services mechanical contractors. Quick check only bang! What's wrong in here? and prior to perform a Testing and Commissioning, see to it relevant documents are in placed for reviews and approx 90% visually checked the equipment panel are within designed IFC approved and also panel scheme drawings, to ensured like fuse and breakers rating, architectural busbar inside panel for includes earth and neutral bars. The control wires must be point-to-point checked and the IP rating of enclosure panel. It's only 10% covers for testing however that 10% might be got into a rejections and site actions required to comply with project specs. Overall, the cause of delays due to lots of discrepancies that required site actions #inspection #test #neta3

Understanding NEC Section 110.26(E) – Dedicated Electrical Equipment Space Did you know that according to the National Electrical Code (NEC), specifically Section 110.26(E), there are strict guidelines on what can and cannot be installed in dedicated electrical equipment spaces? Here are some key points to keep in mind: Dedicated Space Requirements: A dedicated equipment space refers to the area directly around electrical equipment (the footprint), extending from the floor to 6 feet above the equipment—or to the structural ceiling, whichever is lower. This space must be kept clear for electrical equipment only. What’s Allowed in Dedicated Space: While raceways and cables related to the electrical system can be installed within this dedicated space, no foreign equipment (e.g., piping, ducts) can be placed within it. Exceptions and Protections: Foreign equipment, such as drain pans from fan coil units, can be installed above the dedicated space, as long as proper protection is in place to prevent damage from leaks, condensation, or breaks. Suspended (false) ceilings are allowed but must have removable panels for access. Sprinklers: Sprinkler piping cannot be installed within the dedicated space itself. However, the NEC does not prohibit sprinklers from spraying water on electrical equipment, which is a key consideration for fire safety. Ensuring compliance with these guidelines helps maintain safety, accessibility, and reliability in electrical installations. #NEC #ElectricalSafety #ElectricalCode #Construction #Compliance #FacilityManagement #Engineering 4o mini

In the final installment of our modular construction process series, let's dive into step 5: 'Installation & Site Restoration.' By the end of steps 3 and 4, where site development and offsite module construction occur simultaneously, the stage is set. The modules are ready for transport, while the site awaits their installation. Upon arrival at the project site, the modules are installed into the pre-constructed steel foundation by our skilled team. Utilizing cranes and specialized construction equipment, they ensure a seamless fit into the frames. On-site technicians oversee the connection of essential utilities such as power, water, electric, and cable lines to ensure functionality. With installation complete, the on-site team begins site restoration. This involves landscaping, completion of exterior finishes, if needed, and final cleanup, which is minimal since little to no construction has taken place at the building's permanent location. At this stage, the project is fully realized, and the buildings stand ready for occupancy. Thanks to this streamlined process, our customers experience remarkable time savings of nearly 30-50% compared to traditional construction methods. The Importance of Proper Sprinkler Design in MEP Systems 💧 Sprinkler systems are the silent guardians of buildings, protecting lives and property by controlling and suppressing fires effectively. However, the key to their reliability lies in proper design and integration within the broader MEP (Mechanical, Electrical, and Plumbing) systems. Why is proper sprinkler design critical? Safety First: Ensures optimal fire suppression coverage, minimizing risks to occupants. Compliance Matters: Meets local and international fire safety standards and codes. Efficiency Counts: Reduces water usage and prevents unnecessary damage during activation. Seamless Integration: Works harmoniously with HVAC, electrical, and plumbing systems for maximum performance. At Genaut, we pride ourselves on delivering top-notch sprinkler designs tailored to meet our clients' needs, ensuring both safety and efficiency. Check out the attached image from one of our recent projects—proof of our commitment to quality and precision! 🏗️ #FireSafety #MEPDesign #EngineeringExcellence #GenautProjects #SafetyFirst

Final Design Considerations Once the conceptual design has been finalized, the following detailed steps are taken: Foundation Design: Concrete foundations are designed to bear heavy equipment, with specifications for material strengths, load-bearing capacities, and dimensions. Control House: The control house design, which houses the protection and control systems, will include electrical, HVAC, and telecommunication systems. Security Systems: Fencing, lighting, and surveillance cameras are essential to prevent unauthorized access and ensure safety. Construction and Testing The final phase of the design process involves the construction of the substation, followed by testing and commissioning. The testing process ensures all components function as expected under normal and fault conditions. #finaldesign #implementation #foundationdesign #controlhouse #fencing #testing #commissioning #substation #power #electrical
