The biggest development Govan has ever seen, adding 92 mid-market rented properties for the benefit of Govan residents, has recently been completed. The Water Row development offers spectacular views that overlook Glasgow's River Clyde extending towards Riverside Museum and beyond. This new development was delivered by CCG (Scotland) Ltd for Govan Housing Group worth £23 million and features all 2-bedroomed properties with an allocation that has been designed to 'wheelchair accessible' standards. It also encompasses 6 commercial units integrated into the blocks.   It comes as part of a master plan and vision to bring new life into Govan, transforming the local area by building new homes, upgrading walkways and creating attractive green spaces to put Govan 'back on the map'.   For this landmark development, Govan Housing Association used SPA's NH2. Since this project was awarded the NH2 framework has been replaced by NH3 and H2. The NH3 framework supports an array of housing requirements including modern methods of construction practices. The framework is formed of four workstreams supporting 3D modular systems, 2D panelised systems, main contractors and groundworks and associated works. Since the 1980s, KMA has been working with clients to preserve existing affordable housing projects. Per the National Housing Preservation Database, more than 50% of existing affordable housing projects are supported by Low-Income Housing Tax Credits (LIHTCs). In addition to LIHTC, Historic Tax Credits (HTCs) can be twinned in the capital stack for a project. In the next five years, 7% of publicly supported rental homes will face expiring affordability restrictions. Across the country these units require immediate investment to ensure the preservation of affordable housing units throughout the communities in which they are located. In addition, there has been a rise in the adaptive reuse of vacant properties into affordable housing. In some cases these properties qualify for HTCs which allow the existing building to breathe new life and revitalize the community without displacing the original neighborhood context. If you've ever taken on a big renovation, you know how quickly costs can rise above expectations. To cope at The Mount Community Centre, construction manager Barry Whitnell and the Building Committee started prioritizing jobs to match the budget. By dealing with heating and elevator renovations at the outset, they would save labour costs overall. Four basement apartments would cost $400,000 alone so they were put on the back burner. Also, a new underground electrical line would be required to run into the building from Monaghan Road. As they debated whether to delay the demolition of the interior walls, the low bidder for that job threatened to seek out other projects unless it could get started. Its bid had come in $100,000 cheaper than other offers, but the job was still going to cost $400,000 – $240,000 more than expected. At this time, The Mount had $235,466.27 in its bank account. Realtor Bill Pyle pushed to proceed with the demolition since it would cost more in the long run and the money would be paid in installments. This nail biter came to the board for approval and once again they took a leap of faith. So we are going to get 1.5 million new homes. 🏠 Apparently.. Optimistic housing targets but is it a stretch too far? 🎯 There is lots of talk about ripping off the planning red tape but there are more factors involved. Lack of skilled construction workers being one. But also with 100's of people with 1000's of years of experience leaving the Building Control industry, how are the new homes being built going to be regulated and signed off? We are partnering with co-developers Rose Equities. and Garden Communities on the Torrance Del project which will 272 units of new housing, including 27 affordable units, to Torrance, CA. The design draws on classic Southern California courtyard housing with a village-like plan of linear buildings framing courtyards running north-south through the site. Considering Torrance’s multi-cultural community, a rich program of places for social interaction will go well beyond the typical housing standard for the region. Residents will have access to social and amenity spaces surrounding a communal pool area, in addition to outdoor gathering places distributed throughout the site’s courtyards. Layered over a continuous parking podium, landscape treatment is lush, offering a tempered outdoor environment. The first level of the garage, which is semi-subterranean, also includes over 10,000 SF of co-working amenity space which can be converted to other uses in the future.
