🌿 Case Study: Empowering Sustainable Retrofit Transformation at Dowler Lodge Affine is proud to partner with organizations like the Greater Victoria Housing Society to champion sustainability in affordable housing. Dowler Lodge's deep energy, net zero retrofit project exemplifies our shared commitment to reducing carbon emissions and enhancing energy efficiency. Together, we are planning improvements thanks to support from Vancity and with the help of Impact Engineering and Evoke Buildings Engineering. From mechanical and electrical condition assessments to ASHRAE Level 3 energy audits, we are laying the groundwork for a transformative #retrofit plan. This will include installation of multi-zone heat pumps for precise heating and cooling, air source heat pumps for domestic hot water, and heat pump makeup air units. LED lighting upgrades, window replacements, and roof enhancements will further optimize energy performance and occupant comfort. By embracing these cutting-edge solutions, Dowler Lodge is poised to slash its #CarbonFootprint and energy consumption by an impressive 80%. All types of commercial or rental buildings are invited to apply for Vancity's preferred financing terms and free planning / project implementation support for climate-friendly building upgrades. To check your eligibility, visit the Vancity Retrofit Financing Website: https://lnkd.in/gDmGMzz5 Together, we're paving the way for a greener, more sustainable future - one retrofit at a time! #Sustainability #NetZero #ClimateAction #EnergyEfficiency #AffordableHousing

#netzero might be a new term to apply to Australian houses but, as this article highlights, the principles of #sustainabledesign are already well known. Reduce lifetime carbon #emissions by using #passivesolardesign rather than total reliance on mechanical heating and cooling. Aim for a high energy rating (eg #nathers) to produce an #efficient home with a low #energy requirement. Go #allelectric. #futureproof the design and build to last in order to maximise the benefits from consuming the resources required to build/renovate. Quicker, more wide spread application of these principles to housing construction and renovation will have a significant impact on tackling #climatechange. #sustainablefuture #sustainablecities #sustainablehomes #myefficientelectrichome

Why Retrofitting Buildings Is Not a Slam Dunk Buildings account for about 40% of global energy consumption and contribute to 28% of global CO₂ emissions. It is tempting to focus on buildings. We consequently see a lot of hype around retrofitting buildings to make them more energy-efficient. Enter C-PACE financing, providing low-cost, long-term financing for building owners. Carlyle, a global private equity firm, recently announced a $1 billion investment in C-PACE projects worldwide. Brace yourself for a lot of projects that: a.) Cost a lot but deliver small energy savings. Imagine spending millions to replace all the windows in a building with energy-efficient glass, only to find that the energy savings are about the same as just turning off the lights in the janitor’s closet. b.) Bulk purchase energy-efficient equipment that requires significant energy and materials to produce, ship, and eventually dispose of, which adds to overall pollution. It's like installing a solar panel system that saves 10 tons of CO₂ over its lifetime, but it was shipped from halfway around the world on a coal-powered cargo ship, producing 50 tons of CO₂ in the process. c.) Install “renewable” systems that are dependent on non-renewable energy sources or are made from materials with high carbon footprints, undermining their environmental benefits. Picture a wind turbine that powers your building but has to be connected to a diesel generator for backup every time the wind drops below 10 mph. It’s like trying to sell an electric bicycle with a gas-powered backup engine. d.) Rely on construction materials used in retrofitting that carry their own big carbon footprint. Think retrofitting a building with “sustainable” bamboo flooring, but the bamboo is shipped in from another continent, packed in individual plastic containers, and the installation team arrives in Hummers. The examples are a bit over the top, but there are more realistic versions that lead to the same conclusion: Retrofitting buildings for energy efficiency is important, but it’s not always the clear win it’s made out to be. The hidden environmental costs and modest energy savings mean we need new leadership. #GreenBuilding #EnergySavings #Retrofitting #EnvironmentalImpact #Sustainability #C-PACE
