What's the cost of an underperforming marketing strategy in CRE? The missed leads, deals, and partnerships that slip through the cracks when your brand isn't positioned as a leader. Many CRE executives I work with share a common frustration: Their in-house teams are juggling competing priorities, campaigns feel scattered, and the ROI of their efforts is unclear. Meanwhile, the competition is tightening their grip on market share, leveraging strategies that build trust, visibility, and influence. Here's the reality — marketing in CRE today is more than visibility. It's positioning yourself as the go-to expert for your business's most important stakeholders. Efficiency is also crucial. With limited time and resources, focusing on immediate tasks is tempting — an upcoming campaign, a new listing, or the latest pitch deck. But when marketing is only reactive, you risk falling into the cycle of playing catch-up instead of staying ahead. The strongest CRE brands I've seen don't do everything — they do the right things with clarity and consistency. That means aligning every effort — from your website to your social media posts — with a strategy that communicates your value proposition and values clearly and consistently. It also means understanding your audience's pain points as profoundly as your own. What are their fears, their frustrations, and their goals? What's in a marketing strategy? How do you know if what you have in place constitutes one? To make the concept of a marketing strategy more tangible, I've listed out some of the elements that are valuable as standalone assets and even more powerful when combined. The full article is on my website, but here's a flavour from part 1 of the strategic marketing process: Understand. ❔Questions answered: Where are we? Where do we want to go? SWOT / TOWS analysis: a SWOT gives you an up-to-date overview of the marketing environment you’re operating in. A TOWS takes it a step further and identifies how you can reduce external threats, take advantage of opportunities, make the most of your strengths and minimise your weaknesses. Customer/ supporter journey map: helps you see where your marketing tactics add value at each stage of your prospective audience’s level of awareness and where there might be opportunities to simplify or supplement it. Audience insights (from your data or open data): by consolidating this into data tables and dashboards, you can spot patterns and opportunities for growth. Market research reports / data visualisations: carrying out surveys, focus groups or interviews will give you a strong evidence-base for market expansion, diversification, penetration, product development or specific campaigns. Portfolio analysis summary: considering the potential and return of each product or service helps you to balance your focus and investments. Competitor / desk research summary: seeing how others position themselves in relation to cost, convenience, communication and credibility helps you identify the ways you are more unique, relevant or credible. Stakeholder map: identifies opportunities for collaboration, who you need to engage and in what capacity to achieve your goals. Quantified marketing objectives: numbers that link to your turnover targets will inform the appropriate marketing strategy and volume of activity you need. Just some thoughts I had.... The Marketing Paradox: Why the C-Suite Struggles to Understand Marketing Marketing surrounds us—on social media, TV, and every public space. Yet, despite its ubiquity, many C-suite executives fail to grasp what their marketing departments truly do. This paradox—that marketing is everywhere yet misunderstood at the top—hinders companies from fully leveraging marketing’s power. The disconnect often stems from an outdated perception of marketing as merely advertising or a cost center focused solely on driving sales. Today, marketing is far more complex, involving data-driven insights, brand-building, and customer experience management. This evolution can seem foreign to leaders who equate marketing with traditional ads, leading them to overlook its strategic influence. Another challenge is that much of marketing’s value is intangible. While sales teams can point directly to revenue, marketing’s contributions—brand trust, consumer loyalty, and emotional connections—are harder to quantify. Metrics like brand equity and customer lifetime value aren’t always the language of the boardroom, creating pressure on marketing to justify budgets in financial terms alone. As a result, marketing’s longer-term, brand-building efforts often lose out to short-term sales tactics, which may not foster sustainable growth. To bridge the gap, marketing leaders need to educate the C-suite on the broader role of marketing. They should highlight relevant metrics, such as customer acquisition cost and return on marketing investment, to translate marketing’s value into boardroom terms. Cross-departmental collaboration, especially with sales and product teams, can also demonstrate that marketing is integral to the company’s success. Finally, adopting a long-term perspective is essential. Companies that prioritize brand-building over short-term sales see greater loyalty, advocacy, and resilience - think Apple, Google, Nike - who advertise constantly. When the C-suite recognizes marketing as an investment, they empower their teams to foster a robust, sustainable brand presence. Ultimately, marketing isn’t just about selling—it’s about shaping perception and connecting with consumers. To unlock its full potential, executives must shift their view of marketing from a cost to a strategic asset essential for long-term success.
