WEST DENTON WELCOME: It was great to welcome friends and stakeholders recently to an open morning at our exciting new Hillhead Road affordable homes development in West Denton. Despite the weather, a good number dropped in to discover more about the £7.3 m scheme, designed by P+HS Architects, which will eventually see a mix of 45 two, three and four residential properties constructed for Karbon Homes. The properties, which are available for rent, shared ownership and rent-to-buy, are playing a significant part in helping to meet the huge demand for affordable social housing in Newcastle and the wider region. In terms of occupied plots, 25 have residents and there are a couple more awaiting imminent handover, Adderstone Living Managing Director Stephen McCoy (pictured with other team members at the event), said: “It was good to catch up with so many people, including our friends form Homes England, to let them see for themselves what a terrific scheme this is as it nears final completion. “The sustainable design, construction and placemaking we have built in are key to realising the development’s scope and vision, making it suitable for homeowners with a wide variety of needs. We are incredibly proud of what we have delivered for our client and the local community.” Zoey Hawthorne, Assistant Director of Development Delivery at Karbon Homes, said: “It’s brilliant to see this development of smart, energy efficient new homes finished and handed over to new residents. The Good Design for Housing Map has been released today by the NSW Government showcasing good examples of Housing to the people of NSW. It is interactive, easy to use and allows for people to locate and visit the 100 projects showcased. Abbie Galvin of Government Architect NSW Government Architects Office indicates on the good design showcase : “The featured homes strike the balance that’s needed to preserve the character and value of existing neighbourhoods, while catering to people’s changing housing needs.” AJH+ is delighted to have two projects contributing to the high quality showcase and one project highlighted as “A Feature Case Study”. Our clients: The Bowery Willoughby (OMD Holdings) and The Abbey Cronulla (Traders In Purple) are to be commended for their excellence, commitment and dedication to the projects. Pretty much across the board, I support the new intensification rules. I think that both the Council and the IHP have considered these matters carefully and made recommendations that will be beneficial for the long term growth of the City and wider Region. I was a little disappointed to see a tied vote on Resolution 65 (Central City walkable catchment)...but think that subsequent amendments to the original recommendations by the IHP confused Councillors and that this should have been split into four separate proposals. Status quo remains...but hoping that this will be revisited. However, don't expect anyone to start building 10-story apartment buildings in Hornby, Riccarton or Papanui andy time soon. These new rules enable greater development...but it is the market that determines what gets built and where. Building houses is a business. Builders and developers only build what they think they can sell. Rules that make it easier, cheaper and faster to build are welcomed...but these are enablers...not compulsary.

It is a great article which highlights the importance, vicariously, of regional SME house builders across the country, bringing smaller scale developments to the market in a shorter time frame. The continued consolidation of larger players in the market won’t improve matters which makes it all the more important that SME’s continue to drive delivery of units through a complicated planning system in the most efficient timescales as possible. Perhaps further consideration should be given by planning committee members when considering applications from SME developers, on the impact to local economies of a protracted process in both supporting local business and trades alongside bringing much needed homes to the market.

Great article in the Times by Rachel Clements: Constructing homes demands a considerable investment of time. Every housing project undergoes conception many years prior to any inhabitant being able to unlock the door to their new abode. Housing developments of significant scale, finalised near the start of this decade, trace their origins back to the planning initiatives of the early 2010s, if not earlier. #cognisantsearch
