Attention Real Estate Investors: A Critical Compliance Deadline Is Approaching If you own investment properties under an LLC (or similar entities), it’s time to act! By December 31, 2024, the Financial Crimes Enforcement Network (FinCEN) requires most LLCs and other entities to file the Beneficial Ownership Information (BOI) Report under the Corporate Transparency Act (CTA). This new regulation is designed to prevent illicit activities, but it also places an important compliance burden on small business owners, including real estate investors. What You Need to Know: 1. Who Needs to File? • Any LLC, corporation, or similar entity created or registered to do business in the U.S. (with limited exceptions). 2. What Information Is Required? • Beneficial owners’ full name, date of birth, residential address, and identification documents (e.g., driver’s license or passport). 3. When Is the Deadline? • For entities formed before January 1, 2024, the deadline is December 31, 2024. • Entities formed on or after January 1, 2024 must file within 30 days of formation. Failing to file could result in significant penalties, including fines up to $500 per day and potential criminal charges. As a real estate investor, ensuring your compliance is critical to protecting your investments and reputation.
