How Do You Value Commercial Property? When it comes to valuing commercial real estate, it’s all about the income the property generates. Most investors use the Income Approach to determine the property’s value based on its net operating income (NOI) and a capitalization rate (cap rate). Here’s a simple example: If a property generates $60,000/year in NOI, and you're using a 10% cap rate, the property would be valued at $600,000. The same property, using a 5% cap rate, would be worth $1.2 million! Cap rates vary, but the market average is around 6%. Smart investors often aim for better deals to increase their returns!
