What Real Estate Agent Advertised Prices/Wording Means: (NSW Edition Part 1) 💰 "Price Guide" $1,000,000 = We want above this amount. Generally within 20% above this amount OR we could be lowballing the guide to attract buyers, so that we can get "Layers" of Buyers. 🍒 "For Sale" $1,000,000 = We want $1,000,000. It also means that agents think it could be harder to sell than others, so it's best to be honest. Additionally, if it's a house, it's likely to have "Passed in" at Auction. 🍋 "We just listed the property on the market and we're getting Price Feedback at the moment" = We know what price the sellers want. We want to know what YOUR price range is so that we can keep you interested and create competition based on who we ATTRACT. We will THEN set a "Price Guide" based on what kind of people we've attracted so far and either Low Ball the guide to bring more buyers OR raise it higher if we have enough buyers at the price we want.
