In the mortgage is fundamentally the bedrock of all of your personal finances, whether you're very, very wealthy or whether you are just starting out, your mortgage is going to be really important part of your financial planning. And understanding what's happening with regards to the interest rate market will allow you to make better decisions in terms of that forward planning. So, so for example, let's say you're a young couple and you had your first child and you're trying for your second and you're in your flat that you bought. First time around and realistically are you going to be able to stay in this property with the with the new child? That would be very typical client for us, you know, family looking to buy their principal residence of their family home. Making sure that you've got the right mortgage product at the time so that you've kind of got some planning in place to when you think you might need a new product. When do you think you might need to move is really important. I would say that trying to play the interest rate game is a fools game. And they're trying to beat the market is not really what we're here to do. We're trying to advise people in accordance with the reality of the economic environment and trying to then tailor that to their own circumstances.
