A Toronto firm behind one of downtown Ottawa’s biggest mixed-use developments says it hopes to break ground next year on another project that could see thousands of housing units built in Kanata North, reported Ottawa Business Journal. "main + main Developments wants to transform a 13.6-acre site at the corner of March Road and Terry Fox Drive into a cluster of mid- and highrise buildings that would include more than 2,000 residential suites. The firm’s current application to subdivide the properties at 555, 591, 595 and 603 March Rd. calls for a series of buildings ranging from six to 30 storeys, including buildings of 24, 25, 26 and 30 storeys that would feature a mix of residential units and ground-floor commercial space." https://lnkd.in/dVQUR7Gj #ottawa #development #mixeduse

Developer Related Group is moving forward with District Flats, one of the components of the Riverfront District development near the University of Tampa. District Flats, a 24-story mixed-use tower, will include 363 residential units and 744 parking spaces. The community, across the river from downtown #Tampa, is a component of the larger development that will include 1,079 residential units, spread across three buildings, the 48-story South Tower, the 39-story North Tower, a 23-story tower and the 8-story student housing tower. The residential units will include condominiums, and apartments. The development would also include 32,760 square feet of retail space and 10 boat slips. Among the many solutions to the housing crisis is converting underused office buildings, factories and warehouses to affordable housing, reported the Toronto Star. "As one of North America’s older big cities, Toronto has a considerable number of historic buildings available for conversion. And it has decades of experience converting historic structures, including churches, to residential, as seen in the examples highlighted on these pages." To date, most such conversions have yielded luxury condos. The imperative now, of course, is conversions to affordable housing. Most historic buildings don’t qualify for conversion. “Costco is tackling the affordable housing crisis with a new mixed-use project in South Los Angeles. Partnering with developers Thrive Living and architects AO, the plan includes an 800-unit apartment complex, of which 184 units will be dedicated to affordable housing.. …Announced last year, the project will be located in Baldwin Village on a vacant five-acre lot that used to be a hospital. Will the largest development in the past 5 years finally get San Francisco final approvals? One step closer. Project highlights for 530 Howard St proposed site include: “The 843-foot tall structure will yield around 882,250 square feet, with 730,975 square feet for housing and 48,000 square feet for parking. Once complete, the tower will contain 672 apartments, with sizes ranging from 424 one-bedrooms, 180 two-bedrooms, and 68 three-bedrooms. Parking will be included for 149 cars and 456 bicycles. The plan will include 68 affordable units for households earning at most 50% of the area’s median income.” More residential units and increased supply is needed. This development will also forever change the San Francisco skyline, once completed. Did you know this new development would be only 10 feet shorter then Transamerica, which is approximately 853 feet?!

A recently proposed 63-storey residential building could soon join the increasing number of high-rises in Toronto's Upper Jarvis neighbourhood. The sleek building, designed by Turner Fleischer Architects, would bring 730 new dwelling units within walking distance of three separate subway stations, reported Storeys. "Located at 5 Huntley Street and 2-8 Earl Street, the proposed site sits at the northeast corner of Earl and Huntley Street, east of Jarvis Street and approximately 400 metres south of Bloor Street East." "The Site Plan Approval, submitted by "Earl Huntley Limited Partnership" in late-September, envisions a substantial development with a four-storey podium and 59-storey tower. The plans succeed the early-May completion of a Combined Official Plan and Zoning By-law Amendment and a Rental Housing Demolition and Conversion application." "In order to complete the development as envisioned, the developer is seeking to re-designate the subject site from “Neighbourhoods” to “Apartment Neighbourhoods” and to demolish the existing buildings, which consist of two semi-detached dwellings and a three-storey detached dwelling. Latest property and construction news….. A major residential project called 'Edition' will see 581 apartments being built behind Birmingham Library in Brindley Drive. Two buildings (called Park Residence and Centenary Tower) of 15 and 46 storeys will feature in the scheme along with a cinema room, pool, outdoor terrace, private dining areas and rooftop outdoor spa. Two office blocks next to 2 Colmore Square and Cannon House are being renovated and will be renamed ‘Multistorey’. The building will offer 75k sq.ft of Grade A office space with 15k sq.ft. of amenity space. The scheme includes a new reception area, co-working space, meeting rooms and a fully equipped auditorium. There will also be an outdoor terrace, car parking spaces, bicycle parking space and retail/commercial space on the ground floor. Work should be completed in early 2025. The Save Smallbrook campaigners have vowed to continue its fight despite three failed legal challenges to save the Ringway building. The campaigners “Don’t Waste Building” are keen to retain larger buildings in the city by repurposing them. Bradford Works in Barr Street, Birmingham, is to be converted into a shared living scheme having received planning permission. There will be 54 micro-apartments with communal dining areas, kitchens, lounges and a roof top terrace. It is thought to be the first scheme of its kind in the city. Stepnell property group is to be de-merged following a shareholder’s decision. This means the construction, property management, and property investment elements of the business will operate independently. "As provinces and cities begin to allow for more density, they must also reconsider long-standing rules that no longer make sense. Single-stair buildings are no panacea but offer a type of housing that could rapidly flourish, if given the chance." Interesting editorial piece from The Globe and Mail exploring the need to update our building rules to unlock the potential of gentle density homes. In this case, it is about relaxing requirements that any multi-unit residential building in Canada over two storeys must be equipped with two separate exit (egress) staircases. Small Housing recently developed a Case Study report exploring this very issue, detailing this emerging movement across Canada to change the National Building Code to allow for single-egress residential buildings. As the report outlines, at the forefront of the movement is LGA Architectural Partners and David Hine, who are seeking to amend the NBC so as to allow single-egress buildings of up to six storeys above grade. Small Housing is watching this space with interest, as enabling greater design flexibility can be decisive in determining the financial viability of gentle density housing projects. Multi-Million Dollar Expansion Approved for Melbourne’s next Docklands Housing Project! Lendlease has received the green light for the final phase of Collins Wharf, bringing more than 900 new apartments to the area. Located at 915-1055 Collins Street, this major residential project will culminate in six high-rise towers, further adding to the housing supply in Docklands. The latest approvals feature three residential towers: a 28-storey building by Ewert Leaf and Kennon Architects with 349 apartments, and two additional towers by Architectus including a 28-storey tower with 375 apartments and a 16-storey tower with 191 apartments. Central to the project is a 1500 sq m public park designed by ASPECT Studios, promising green spaces, a terraced timber lounge, and native plantings to enhance community living. Collins Wharf’s first building, No.1 Collins Wharf, completed in 2019, set the stage for this expansive precinct.
