Biodiversity net gain #BNG update: 🌱 The government has issued two new documents relating to BNG: - how to appeal the refusal or non-determination of a biodiversity gain plan (the plan you submit after getting planning permission but before you can start the development, which sets out where you are getting the replacement biodiversity units from) - https://bit.ly/4c6QkM0 - guidance on completing the form - https://bit.ly/3A32hVU The first document is pretty short and factual, the second one is more detailed. I guess we are reaching the stage where such appeals are more likely.

So BNG is an interesting one in terms of recent announcements. Maxing out BNG is easiest when you start from a low existing condition. Achieving 10% on.virtually zero usually requires little effort 10% of nothing still being nothing. .As most former farmers fields flipped for housing will fall into the low inherited status category, building 1.5 million homes on former farmland might not add much to the nations ecology. Where you might get a better yield is from tight urban sites, particularly those with OMH. Here the enhancement at a regional level might be more significant. To achieve meaningful enhancement at regional level planning authorities are going to need to play their hand very wisely!

With all these BNG costs/delays reality of it is that Labour will only have 4 years to deliver their 1.5m homes.

I believe 10% BNG is a little low on the national level
