For quite some time, a sizeable share of our cross-border team's work has revolved around #datacenters and it's good to see that the industry is trending also more broadly. Some recent observations: ⚡ Strong appetite from both infra and real estate investors ⚡ For instance, DC and fibre assets were among hottest topics both in panels and other discussions at a high-profile infra investor seminar last week and plenty of interest for DC at EXPO REAL (Messe München), the European RE industry's main event. Also, the FDCA - Finnish Data Center Association's #FutureDataSummit yesterday was brimming with participants and needs to move to a bigger venue next year. Major part of the DC appeal lies in massive investment scale and growth-potential fueled by AI, digital transformation and synergies with other growth industries such as green power generation & energy storage. The investment volume is often measured in billions of € and, for instance, Google has so far invested over €4.5bn in their Hamina DC campus, as noted by Eduardo Albuquerque in his great keynote yesterday. The entry barrier is, however, high – DC development requires both large sums of capital and deep expertise. ⚡ Location, location, location ⚡ The #Nordics attract growing interest due to many major benefits we can offer. For #Finland, our Northern climate, availability & price of green power, great grid and telecoms infra and broad DH coverage to utilize excess heat are clear success factors. Also, as noted by minister Kai Mykkänen in his keynote yesterday, the Finnish government is striving to do their part by e.g. easening permitting processes and offering tax benefits. For #Sweden, most of the same benefits above apply, but challenges regarding the grid capacity makes the right location even more important. ⚡ Sector "ecosystem" is expanding ⚡ For instance, many developers and investment managers who have traditionally been involved at either energy or RE side are now ramping up their capabilities in the DC sphere. Some have already launched new business units and many more are preparing. Also traditional real estate brokers are busy expanding their services in this sector. Just recently in a major broker's large market outlook event, almost half of the airtime was allocated to data centers. Quite unhead of still a few years back. Many utilize cross-border teams, as global players often view the Nordics as a unified market, benefiting those who can operate as one-stop-shop across multiple jurisdictions. No exception for us here and very lucky to work on these topics requiring multidisciplinary approach with the brightest minds in Fin & Swe, incl. The ongoing impact of Amsterdam's data center moratorium Five years after the Dutch capital imposed a shock moratorium on new data centers, the market is still feeling the effects Summary: Five years after Amsterdam imposed a shock moratorium on new data center developments in July 2019, the market continues to feel its effects. The moratorium, which was initially driven by concerns over space and the environmental impact of data centers, was lifted in 2020, but its legacy persists in the form of stricter regulations and a damaged market reputation. Amsterdam, once a leading data center market in Europe, has seen its growth slowed, allowing rivals like Paris to gain ground. The moratorium, and subsequent restrictions, have made the city less attractive to data center investors, causing a shift in demand to other European locations. The Dutch Datacenter Association (DDA) notes that the market's growth has slowed significantly, with international demand, especially for wholesale data center space, moving elsewhere in Europe. The number of data centers and colocation companies in the Netherlands has declined since 2019, further underscoring the impact of the moratorium. The situation in Amsterdam is mirrored by developments in Singapore, which also imposed a moratorium in 2019 due to power and space concerns. Although Singapore has partially lifted its ban, the damage to its data center market may be irreversible, with investors favoring neighboring countries like Malaysia and Indonesia. Despite the challenges, there are some signs of recovery. Google is continuing to build new data centers in the Netherlands, and the market is expected to grow by 10% over the next year. Companies like Switch Datacenters are trying to demonstrate the added value data centers can bring to local communities, particularly through sustainable practices like using residual heat in district heating systems. Industry Views, TechUK - Talking 5 with Jennie Bayliss We are living in a time where people want speed, choice, and value, and they want it immediately. People have little patience for poor digital services when so much of their lives are reliant on technology and digital infrastructure, and the need to extend good connectivity beyond the home has never been greater. One of my biggest personal annoyances is poor phone signal when I am in parts of a town or city or no Wi-Fi availability when out and about. We should be looking for solutions that cross boundaries – both in terms of location and technology. The end user wants a seamless service so solutions providing that should be encouraged. On a recent trip abroad, the main towns all offered a ‘metropolis wi-fi’ that just needed one connection with a tick box and no sharing of personal data - we were online the whole time, and in different parts of the country, on different days. If we could build the infrastructure to create a seamless experience across all public services and spaces, that gives the user guaranteed connectivity, it would be a real win for everyone.

#Nordic colocation firm atNorth has announced plans to build a 250MW data center in the town of Ølgod, #Denmark. Located in the city of Varde, the site - dubbed DEN02 - will span 176 hectares. Other specifications have not been shared. The project is expected to be complete by the end of 2026. The company added the facility will be designed to offer colocation services for #hyperscalers and companies using AI and high-performance computing workloads. “Our DEN02 site is truly a blueprint for future #datacenters. The highly energy-efficient #design, including its state-of-the-art heat reuse technologies, coupled with the advantageous location in Denmark and our dedication to #sustainability, exemplifies innovation in our industry,” said Eyjolfur manus Kristinsson, CEO of atNorth. The Nordic operator has already signed a collaboration agreement with Wa3rm, a specialist in the development of circular and bio-based operations for waste streams. The partnership will enable the recycling of excess heat from the new campus for use in large-scale greenhouses for vegetable production. atNorth has another site under construction in Denmark, located near Ballerup, with an expected capacity of 30MW. DEN01 is expected to launch in Q2 2025. Headquartered in Reykjavik, Iceland, atNorth currently operates seven data centers across #Sweden, #Iceland, and #Finland, with another Finnish site currently under #construction.
