Why your 'flat roof' isn't exactly flat? Or why water often accumulates on the roof instead of draining away? 🏠🔍 Roofing defects often go unnoticed until it's too late - and if you're in the dark about the nitty-gritty of roof structures, it can be even harder to spot the signs. Let's discuss the three most common types of flat roofs, what could go wrong with each, and what you can do about it. The 'flat roof' is rarely flat. Over time, structures such as the decking can sag, leading to 'ponding' (i.e., the roof retains standing surface water). This can eventually lead to a breakdown in the protective roofing membrane, causing splits and tears that allow water penetration. In the long run, this could lead to serious issues, including cold bridging, condensation, and mold growth. Flat roofs are broadly divided into 'Cold Roofs', 'Warm Roofs', and 'Inverted Roofs'. Each has its own set of potential issues. For instance, 'Cold Roofs' are prone to condensation problems due to the positioning of their thermal insulation, making them no longer recommended. The good news is that many of these issues can be prevented or resolved with the right knowledge, regular inspection, and timely maintenance.
