System Five, a 4energy group company, are proud to have been selected to be the incumbent service and maintenance provider for Raffles London at The OWO. Founded in Singapore in 1887, Raffles Hotels, Resorts & Residences are now part of the Accor Group and have 23 hotels in countries across the globe. Raffles London occupies a magnificent Grade II Edwardian Baroque building in Whitehall, which was formerly the epicentre of British Government. A meticulous six-year restoration was completed in 2023 which transformed The Old War Office and is today known as The OWO. State rooms and offices now have a new more luxurious purpose as guest rooms, suites and private residences, with views of Whitehall and Horse Guards. There are also nine restaurants, three bars, a Spa and Health Club as well as numerous social spaces including the Whitehall Ballroom. The £1.5 billion restoration stands as one of London’s most complex design and construction projects. The scale and complexity of the project required a collaborative effort involving 37 consultants, 450 suppliers, and numerous skilled craftspeople. EPR Architects have sensitively and meticulously restored, extended, and reimagined this London landmark, with a core team that included Structural Engineer, Elliott Wood, Services Engineer, AECOM Engineering UK&I as well as lead and specialist constructors, Ardmore Group and Toureen Group. Every aspect of the building’s heating, ventilation, air conditioning, drainage and power have been redesigned. An existing underground corridor known as the moat, which encircles the entire building was utilised to effectively distribute services and avoid listed rooms. Another challenge met, was hiding fan coil units behind period style grilles in listed wood panelling. There are six levels of basement of which some were added purely to accommodate plant and despite this, there was limited space for the air handling units so there are over 35 medium sized AHUs as there is not the space to accommodate fewer, larger units.
