Throughout my journey, I've acquired invaluable insights into effectively communicating my vision. Joining Harvest Group when it consisted of just two stores, I've witnessed its remarkable expansion to 14 stores by April 2024. In my role, I oversee the planning, layout, and stocking of these retail spaces, as well as managing them post-opening, all of which vary in size across locations. Prior to arranging shelves, I take a moment for reflection, seeking guidance and wisdom from God for a successful execution. I visualize the optimal placement of tills and merchandise, ensuring meticulous labeling before my team begins the merchandising process. While I am open to feedback on the setup, I've learned the importance of refraining from engaging in arguments, understanding that diverse perspectives contribute to collective success. This lesson stems from a personal experience. During my bachelor days, I resided in a unique apartment with an entrance leading through a spacious, open kitchen. Eager to maintain privacy, I devised a partition plan. Despite encountering skepticism from friends and family, I remained steadfast in realizing my vision. Ultimately, I found support from a furniture craftsman who fully grasped my vision once the framework was in place. This experience underscored the reality that not everyone will immediately comprehend a vision, emphasizing the importance of effectively articulating it, particularly to those involved in its realization. Similarly, in the workplace, I welcome feedback on store setups, carefully considering suggestions and offering explanations for my decisions. What an exciting day to see such a gorgeous new Domino's store open today at the corner of 14600 South and Porter Rockwell Boulevard in Bluffdale, Utah - including a pick up window so you can get your hot pizza even quicker right from your car! Congratulations to franchisee Mike Rompel and to Perry Commercial, Inc and their teams! It was a privilege for me to ne part of this project. When done right, like in this case, new store construction is an absolute joy and a thrill. Why? 1) When clear expectations are established up front on key milestones and timelines between the Landlord and Tenant, a true collaboration and partnership results. 2) When communication is early and often between the Tenant, Landlord, and General Contractors, a brand new property build (like this one) can have drastically shorter build timelines while accomodating design modifications. 3) When the General Contractors for both Landlord and Tenant cooperate together throughout the buildout and anticipate one another’s’ needs, building a store on/under budget and on/earlier than the target open date, becomes a natural byproduct. #storeconstruction #newrestaurant

Reflecting on Draeger's Marketplace It’s always tough when a store we’ve designed closes, and Draeger's Marketplace in San Mateo is especially bittersweet. This project wasn’t just another store—it was a pioneering concept when it opened in 1997, marking a key milestone in Field Paoli's journey to redefine the grocery shopping experience. Our partnership with Draeger’s began in 1991 with their Menlo Park store, and since then, we've been honored to serve as their primary architect, also designing locations in Los Altos, Danville and a commissary in South San Francisco. At Field Paoli Architects, we’ve always been passionate about innovation in specialty grocery design, and Draeger's Marketplace allowed us to push boundaries. From the outdoor café for coffee and croissants to the intimate wine bar beneath the escalator, the store was full of unique features that redefined how people interact with food. Upstairs, customers could explore one of the largest cookbook libraries in the U.S., browse the finest cookware, and even attend cooking classes taught by world-renowned chefs. While it still saddens us to see this store close, the B Street South mixed-use development will soon replace the site, bringing retail, office space, and affordable housing. We’ve been fortunate to work closely with the developers to help envision how the new space can best support a grocery or retail tenant, enhancing the experience for the people who will live and work here. We wish the Draeger Marketplace family, their employees, and loyal customers all the best as they move forward with this next chapter. When designing a food court in a commercial real estate setting, there are several key factors to consider to ensure its success: Brand Identity: The food court should align with the overall branding of the shopping center or commercial space. This includes the theme, type of vendors, and the atmosphere you want to create. Layout and Design: Efficient use of space is crucial. Consider the flow of foot traffic, seating arrangements, and accessibility. The design should also include adequate ventilation, lighting, and storage. Vendor Selection: Curate a mix of vendors that offer a variety of cuisines to attract a diverse customer base. This can include local favorites, popular chains, and unique food concepts. Community Space: Incorporate areas for community engagement, such as seating areas for socializing, event spaces, and outdoor components if possible. A RICH HISTORY OF SUPPLYING CONTRACT AND RETAIL KITCHENS Brothers Gerald and Henk Keller first started crafting from wood in 1935, when the Keller family business began as a wooden floor manufacturer. Math is fun. Especially when it comes to parking. Here's an equation on the conservative side: 374 parking spaces MINUS 295 luxury apartments (assuming fully occupied, but only 1 vehicle/unit) 8 owner-occupied condominiums (again, assuming only 1 vehicle/condo) 15 restaurant 8,500sf (staff with a manager, host, some servers and kitchen) 2 shoe store 3,300sf (staff) 5 med spa 3,300sf (staff) 2 taproom 1,000sf (staff) 47 parking spaces remain for residents that have more than one vehicle, staff for the apartment management and guests of the residents. Oh -and customers. Very conservative math...

Imagine if you were a restaurant in California in 2020 when restaurants were closing dining areas due to the pandemic. Many in the restaurant industry were acting like no customers would ever want to eat in a restaurant ever again. Looking back on it, for those that expanded, leased the best located real estate, and hired talent during this period likely did pretty well in the years following. This is kind of what it feels like for Inland Empire (“IE”) industrial real estate right now. There have been zero land transactions to developers in the IE for the entire year. If you own a vacant building in the IE East submarket it likely feels like it may never get leased. Let’s look at this mid-quarter Q4 2024 report from Cushman & Wakefield. The numbers are not pretty but there are some positives to take from them. ✔️ Vacancy hasn’t declined and is flattening. The vacancy rate held steady at 8.0% in Nov. 2024, as new leases from Q3 2024 balanced out the new available space. ✔️ Sublease space decreased from the beginning of the year. As of mid-Nov. 2024, sublease availability totaled 15.2M SF, accounting for 22.5% of total available space. This reflects a slight uptick from 21.9% in Q3 2024 but a decrease from 27.2% at the beginning of the year. ✔️ Leasing activity has increased as compared to 2023. Year-to-date new leasing activity as of mid-Nov. 2024 reached 41.1M SF across 431 transactions, which is a 27% increase compared to the same period in 2023. However it is notable that quarter over quarter leasing activity has slowed, with only 5.5M SF leased across 63 transactions. This is a 57% decline from Q3 2024. Additionally, per Colliers from their Q3 2024 report, there were 24 new lease transactions (200K+ SF) in Q3 2024. However, 17 of the 24 new transactions were Chinese 3PLs and consumer products companies. ✔️ Construction has slowed. Per CBRE as of Q3 2024, there was 11.6M SF of industrial development under construction. This is significantly below the peak of 2022, when there was nearly 40M SF under construction throughout most of 2022. ✔️ Activity at the Port of Los Angeles and the Port of Long Beach has been strong for 2024. These ports are on pace for 19,338,357 TEUs through year end, which would exceed 2023 by 16.16%. If all this is happening why is the IE still slow? It’s great that Chinese 3PLs are leasing but we need corporate America to get back in the game. For this to happen we need a stronger economy, robust consumer spending, and lower interest rates so that businesses can afford to invest in themselves and expand. The good news is that at some point corporate America will need to show its investors that they are growing. Investors buy shares on the potential for future earnings and expansion so a publicly traded company must show consistent growth. Although it feels down for IE industrial today, it won’t be like this forever. Watch out what happens in the IE when corporate America decides to get back in the game.
