PLANNING TIMELINES — This is important advice for anyone starting any addition or new construction project: make sure you allow at least 6 months to a year in advance for thorough architectural design and planning. This becomes especially apparent in situations such as we had for these clients who had a limited timeline.    Their design goal was to create a new second floor addition that spans the entire width of their home. But their time constraints prevented them from getting the necessary variances or zoning relief to do so. Consequently, they had to instead opt for recessing their second-floor addition, resulting in less space than they had initially envisioned. We strive to bring all of our client’s design visions to life, but we can only do so when there’s proper time to go through the processes required by the City. We advise all potential clients to start their projects with a minimum of 8-12 months' lead time to in order to properly accommodate these intricate planning + design processes, and obtain necessary permits.
