Buried in The Times 2, this report by Emanuele Midolo highlights an issue frustrating the delivery of homes which is not being discussed or debated in public. Grenfell exposed a lot of what can go wrong in our industry and change was needed. Over decades, too much 'red tape' was abolished within the institutions and procedures that regulate design, materials and construction. This deficiency needed addressed and the creation of the Building Safety Act. But the gateway process within the Act is not clear and the the Building Safety Regulator is chronically under resourced to cope. This is delaying the delivery of homes, here and now and may have longer term impacts as viability evaporates or building mass reduces to within 7 storeys. Behind the scenes, the property and construction industry is pulling its hair out. Hopefully this debate will gain some traction and interest in 2025. The deaths of 72 apartment residents in the Grenfell Tower fire (UK) seven years ago were preventable, and the result of a near-complete breakdown in regulatory and project oversight, and the misleading safety test results from product manufacturers. The UK construction industry was thoroughly slammed in the Phase 2 Report, just released.
