$3.5 Million listing… how to stand out?!? The couple I did this for bought the home. Don’t I have enough on my plate marketing the property, holding open houses, private showings… Yes, I do have a lot on my plate with all of those things. But it took an extra 10 minutes to get these items and the impact was actually huge - a $3.5mm closed deal. I’m here arguing that we need to get out of our comfort zones and specific “roles” if we truly want to grow. We need to pay attention to everything and we need to go above and beyond to separate ourselves from our competitors. Just sold off-market by Christopher Price (list £7.5m). It's common for properties in the upper-market to list and sell 'off-market', meaning that they aren't publicly listed. Instead they are carefully marketed to our database of buyers, search agencies and broker network. Serious buyers can then be shown the property and the deal is put together between the buyer and the broker, often with the aid of the buyers agent. There are many reasons to list off-market. Usually it's to maintain the privacy of the property and the sellers (as well as buyers), also it can be used as a way to test the market and buyer pool before potentially fully listing it, or not. Sometimes properties are soft-marketed, which generally means marketing is more open, with listings across socials and networks but not across public property portals. It's always important to consider the marketing strategy when considering a sale, taking into account time scales, privacy and price.
