"Plenty to spare" ---> "Hunger Games" Big shakeup in CBRE's investment management business. Sign of a new cycle? CBRE announced earlier today that CBRE IM would have two CEOs going forward, pulling in a highly respected LP from GIC as the primary investment decision-maker and elevating an existing leader as the ops chief. Also, the firm's existing CIO (Kim Hourihan), who played a key role in the outperformance of CBRE's U.S. Core Partners Fund, will be 'pursuing opportunities outside the firm.' Will the real estate investment management world look back at this as a marker for when leadership changes switched from push-oriented (i.e., 'you're fired') to pull-oriented (i.e., lured by better opportunities)? With zero interest rates and falling cap rates, it's been relatively easy for investment managers to post wins over the last 20 years. But a much more competitive environment is taking shape. Fundraising over the last few cycles: "Plenty to spare" -- Steady capital inflows -- Everyone wins -- Friendly (ish) competition -- Room for small players -- Very few big losses -- Very few "star" portfolio managers Fundraising in the new cycle: "Hunger Games" -- Losses across the board -- Capital outflows -- Significant dispersion between winners and losers -- Big get bigger -- Legacy problems in every shop -- Big compensation for proven investment managers More to come on this over the next few days... "Almost nine in 10 asset managers (86%) admit that their default investment customer – the person they automatically target with their products – is a man. Nearly three quarters of asset managers (73%) believe the industry would engage more women if it had more female fund managers as role models. However, half revealed that only 10% or less of their fund managers or investment analysts are women." (Source: https://lnkd.in/eqDW8SgC) This time last year, I was deep in the world of asset management, working alongside a mostly male team. As a woman who hadn’t always feel included in financial spaces, it was natural for me to bring up considerations that might help other women feel seen, engaged, and invited into the conversation around investing. I wanted women to see themselves in the funds and models we created, and to recognize that financial security and growth are for them, too. (Shout out to Perth Tolle who is holding this standard high!!) Still, here’s what’s tough to accept: ➡️ Despite so much data showing the potential impact of engaging women investors, there’s still a lack of progress on actually doing it. ➡️ Women's voices aren’t being heard more; instead, they're often seen as a threat to the status quo which has "always worked" ➡️ Women's needs aren’t driving product design; they're still often sidelined because the personal financial professional industry is still mostly male, so the net seemingly casts "wider" when focused on men This year, I'm back on the client-facing side, primarily serving women 40+ who often tell me they felt ignored by financial institutions for most of their lives. And they’re right—so little has changed. I don’t want men to feel less included; I just want women to feel equally included. I don’t want men’s ideas to be pushed aside; I just want women’s ideas to have a seat at the table. I don’t want men to feel like they belong less—I just want women to feel like they belong more. Here’s how I’d love to see the industry move forward: 🔹 Increase representation: The path forward has to include more women in leadership roles and decision-making positions in finance. 🔹 Rethink who the default customer is: Asset management teams need to move beyond “default male” perspectives and consider the unique financial goals and challenges women face. 🔹 Create products that resonate: Design investment products that reflect women’s priorities and that they can envision using in their financial lives. The financial industry is better when it's diverse, inclusive, and focused on all its potential clients, not just half. Last week I summarised the investment specialist role in asset management: a bridge between portfolio managers, distribution teams and clients. Here are three of the most important parts of the job: Know your stuff: an IS needs to understand their area in detail. That means market dynamics and product knowledge. Clients should feel like they’re getting direct access to the investment team and process. Tell the story. It’s no good just knowing what’s going on. An IS has to get out and communicate it. Clients need clarity on how we are managing their money, and distribution teams need to know the key messages of the day. Build the business. Markets don’t stand still and client demands evolve. We need to stay on top of that to stay relevant. As specialists with equal exposure to clients and investment teams, we’re well-placed to represent them both in the product development process, ultimately driving innovation.
