Where’s the New York City Hotel Market? Apparently showing ongoing signs of recovery… 1 Hotel Central Park sold yesterday for just above $1 million per key. According to New York City sales records from 2023 and 2024, upper-end hotels (Mondrian, The William Vale, and 1 Hotel Central Park) are trading between $800K and $1 million per room. Mid-market properties (like Hampton Inn, Hilton Garden Inn, and Doubletree) ranged from $400K to $600K per room. Distressed sales (the Roger Smith, Row NYC) were around $200K per key. Projected ADR (average daily rate) is a key competent hoteliers look at when considering viability of a project. Mike is competing with the Seminole Hard Rock Hotel & Casino. However, for Mike he does not see it that way. GATE Precast Company + Skyline Windows worked for weeks collaborating to create a system that met STC goals required by Rabun Architects & Chartwell Hospitality and met design intent & exceeded expectations. This colllaboration reduced the OPS by 2 months & saved the project over $500K in material/installation costs alone without considering savings in the schedule. #TEAMWORK.

Important tips for hotelier. What is ADR ? ADR is the average daily rate which indicates to the average revenue earned for an occupied room on a given day. For Example : Hotel with 200 rooms, made a revenue of 200000 Aed , the number of rooms occupied last night was 100 rooms, the ADR will be : 200000 ÷ 100 = 2000 What is RevPAR ? RevPAR represents the revenue generated per available room, whether or not they are occupied. For Example : Hotel with 200 rooms, made a revenue of 200000 , the number of rooms available is 100 rooms, the RevPAR will be : 200000 ÷ 200 = 1000 When they both meet ? ADR = RevPar ? They both meet with full occupancy when all rooms occupied. For Example : Hotel with 200 rooms, made a revenue of 100000 the number of rooms occupied is 200 rooms : ADR will be : 100000 ÷ 200 = 500 RevPar will be : 100000 ÷ 200 = 500
