A new take on an old building material is gaining momentum in U.S. construction, in large part driven by rising demand for sustainable options. Mass timber, virtually unheard of a decade ago, now has been used in the construction or design of more than 2,100 multifamily, commercial or institutional mass timber projects nationwide, according to nonprofit WoodWorks. As of March, Missouri had 10 mass timber structures under construction or built, with 18 in design. Kansas had three and four, respectively. The product, known for its sustainability and beauty, offers a robust building material that can be used to construct much higher buildings than typical lumber. Yet its novelty can prove a hurdle. “We field a lot of questions from owners and developers specifically interested in mass timber in the Midwest and the Kansas City market,” said Emi LaFountain, sustainability strategy manager for Turner Construction Co. “So there’s a lot of interest, but there’s also a little concern, you know, hesitation: What is mass timber, does it make sense, is it even feasible here?” https://lnkd.in/gtMDJVn4

Marks and Spencer won the battle to demolish their flagship store on Oxford Street, but who will win the war? 🏗️ The war against the climate emergency will transcend all others. It’s a pity that so many good people, so many strong businesses and so, so many politicians just haven’t grasped the reality yet. Let’s hope that the construction and built environment sector very quickly starts to understand its impact. We can carry on being part of the problem or we could shift the paradigm, and become part of a much more sustainable solution. I know which I’d prefer…. It's insane! It's perfectly possible to reinvent an existing building beautifully and brilliantly and to repurpose it. The old Camden Council building in Kings Cross is my favourite example - 90% structural retention. That makes a HUGE difference when all the embodied carbon is retained. If you knock down a perfectly good building all that is lost, and even if you build a fancy net zero eco-building in its place you'll not repay the carbon debt accrued on any meaningful timescale. Worse new build is VAT-free, retrpfit comes with 20% VAT - so the incentives are all ass-about-face. Once upon a time Marks and Spencer talked about 'Plan A' because there was no Plan B when it came to sustainability (H/T Mike Barry). Plan A in this instance should be to creatively reimagine the existing store and send a powerful message of transformative adaptation, not spend years battling to demolish it and rebuild at gargantuan climate and financial expense!

The Colliers team collaborated with Stockland to deliver the land lease retirement community development B by Halcyon. Chris Carley, Regional Project Director at Stockland, praised our Engineering & Design experts for their outstanding work in transforming a disused cane farm, located on rural zoned land. Despite challenging environmental considerations, the team enhanced the resorts surrounding nature to create a thriving and connected ecosystem and community. Our Engineering & Design experts converted overland flow paths to waterbodies as a key project innovation, achieving Legal Point of Discharge requirements, increasing project yield by 53 sites ($40 million in value), and lowering construction costs by $5 million by reducing import fill. This strategy balanced cut and fill without importing materials, optimising resources and costs. Additionally, the four waterbodies were designed to maintain fish passage and waterway quality, outperforming traditional vegetated channels.
