Stephenson Harwood recently co-hosted an event with CREFC Europe’s Young Professionals in Real Estate Finance (YPREF) titled "How to Lend," which provided an overview of the lending process. The presenters, Ani Amatotsero, Barclays and Abbie Wiggins, Lloyds, offered valuable insights into why investors take on debt, the sizing of debt and the fundamentals of development finance.   For those new to the lending market or even those with a few years’ experience, it was a helpful reminder of the many considerations that lenders need to think about when structuring and sizing real estate debt, including, sponsor experience and track record, asset class risk, rental flows, construction packages and tenant covenant strength. This risk analysis has been made more difficult by interest rate volatility, fluctuating valuations and uncertainty over the post-pandemic world.   YPREF is Europe’s only networking group dedicated to CRE lending professionals and advisors with less than 10 years’ of industry experience.

Chief Product Officer, Lonnie Hendry was interviewed by Therese Fitzgerald (Commercial Property Executive) yesterday at the CRE Finance Council Annual Conference in New York, dissecting the current distress in the CRE market... "Trepp’s May 2024 Delinquency Report was actually favorable, with CMBS delinquencies inching down to 4.97%. Even office, which had peaked at 7.38% in April, was down to 6.94% in May", said Hendry. "The market is performing better than the headlines would suggest, but there is a lot of distress that just hasn’t made it through the system yet. The CMBS market has about $30 billion of office loans maturing throughout the remainder of 2024 and a lot of those loans have very low debt yields in place, very low DSCRs and low occupancies relative to stabilized norms."
