What is an Official Plan? It is a long-range planning document that sets out goals, objectives, and policies to guide growth and development in a municipality, and directs how land in a municipality should be used. Land use planning policies are complex and can include many aspects, from where and what types of housing are permitted, to the kinds of retail or industry that are needed, to what type of services are required to support the residents of a municipality. My Planning Team at the Town of Essex, Ontario, in collaboration with our planning consultant WSP in Canada, is hosting three (3) Open Houses to present and review the Town's Draft New Official Plan. Navigating to good decisions in apartment buildings requires so much more than following the rules and regulations in the Victorian Owners Corporations Act. To maintain value, and improve the livability, sustainability and resilience of apartment homes, owners corporations and committees need to build a shared view about what matters in their building. They need to leverage the collective expertise and energy of people who live and own in the building. Essentially, we need to create communities in and around apartment buildings. It's not an easy ask. And it's yet another thing that people active in their owners corporations are doing through donated time and energy. But in doing so, community builders start to solve multiple problems at once, across wellbeing, loneliness, improved governance, climate resilience, and more. Hear Julie McLean - Strata Community Association (VIC), Elena Pereyra - CoHousing Australia, and Janette Corcoran - Owners Corporation Network of Australia Ltd (OCN) discuss the intersection of community creation and decision-making in apartment buildings. Very encouraging. In that same time we, as a smallish architects practice, delivered 496 houses and apartments on 17 sites across Bristol. There are so many small and medium sized brownfield sites and redundant buildings that are ideal for redevelopment for housing. They can be delivered quickly by local companies using local employees and suppliers. They can even be developments that potential residents are already lined up for and enthusiastic about. Regrettably, these are the ones that seem to take an inordinate amount of time, effort and negative pushback as they endeavour to get through the planning system in Bristol. If this can change the housing delivery will only get better. #planningpermission #bristolproperty #housingdevelopment
