We’ve wrapped up an insightful event in Berlin last week as part of our 2024 Regional Insights series: “Markteinblicke in die Immobilienbranche”. A special thank you to BuildingMinds for being amazing co-hosts! Here are our takeaways from the insightful discussions: 🔹 BuildingMinds Technology: A unified platform simplifies risk management, reporting, and ROI optimization with advanced retrofit tools. 🔹 Germany's ESG Momentum: GRESB Results show growth, but Germany still has room to reach its full potential within Europe. 🔹 The speeches have shown that diverse asset classes like office, residential, and logistics each face unique challenges and solutions. A robust ESG strategy unites them, focusing on a solid database, renewable energy sources, efficient building operations, and social aspects. We need to be creative to find the best solution and strategy for each asset class! 🔹 CRREM is an indispensable instrument in tracking progress towards the Paris Agreement objectives. It's essential to apply it with care and precision, especially when considering various asset classes and usages! 🔹 The panel discussion showed that the return on investment for ESG reporting is already visible in the market. If you have a high energy standard and a near net zero building, it is much easier to attract capital and tenants. We can also talk about a brown discount for buildings that do not meet high standards. The rising price of CO2 may help to make brown buildings even less attractive to investors. In summary: High data quality, agreed-upon data standards, benchmarks, and publicly available sources are essential in combating greenwashing. Technology is the enabler and solution for utilizing real estate data effectively, paving the way for informed decisions.
