Let's give this a try. Anyone from California that could help answer a question about Appendix O in the state's building code. I have tried without much success to get a conversation going among lawyers and architects with the following question: Can we design a shelter that is cheap, fast, safe, healthy, and meets the bear minimum and most basic requirements of the International Building Code? I'm talking about shelter that could be built in weeks and cost no more than $25,000. If we treated homelessness as an emergency, like a tornado or hurricane, could we construct shelters that currently wouldn't be permitted by state and local codes but would be deemed safe (access and egress, ventilation etc.)? Is this what's behind Appendix O? I'm digging into it, but if someone on the ol' LinkedIn knows, I'd appreciate it. And you lawyers and architects, any interest in looking at designing some thing like this -- an emergency is declared, and improvised shelter can be permitted so shelter wouldn't be red tagged or ticketed? Here is a link to Appendix O: https://lnkd.in/gJY67SU7

This article shows the changes to be expected in North Port over the next few decades, specifically in the well-known "Yorkshire" area. I've summarized the article and pulled some key points from it so that it's easier for you guys to read. Let me know your thoughts and opinions. ᭼Development Plans: The FDOT has recently accelerated plans to build a new interchange along Interstate 75 and a parallel service road. This project, expected to take 10 to 15 years instead of the initial 20-year timeline, aims to improve hurricane evacuation routes and address traffic issues at the Kings Highway exit in Port Charlotte. ᭼Economic and Infrastructure Goals: North Port's Development Director, Alaina Ray, emphasizes that the development is crucial for the city’s future. Besides the interchange, there are discussions about adding a water treatment plant and a potential reservoir, with development largely contingent on these infrastructure improvements. ᭼Developer Involvement: A significant landowner, Avi Peretz of North Port Holdings 300 LLC, controls about 300 acres in Yorkshire. The developer’s plans include creating business parks and company headquarters, which are expected to boost the local economy and expand the city’s commercial tax base. ᭼Historical Context: The article critiques past developments by General Development Corp. (GDC), which focused on selling land for residential use without proper long-term planning, leaving North Port with infrastructure challenges. ᭼Future Vision: North Port’s vision for Yorkshire includes balancing economic growth with environmental preservation. A master plan for the area, which will outline future utilities and transportation needs, is expected to be developed in late 2025 or early 2026. https://lnkd.in/ewJgfQYu

At CDA, we prioritize safety above all else. On National 811 Day, we want to remind everyone that safety is in your hands. Every dig, every time! Did you know? 811 is the national call-before-you-dig phone number. Whether you're planting a tree, installing a fence, or starting any project that involves digging, it's crucial to call 811 or visit your state 811 center’s website a few business days in advance. By contacting 811, you'll request that the approximate location of buried utilities be marked with paint or flags. This prevents unintentionally digging into underground utility lines, which can be dangerous and costly. Here's what you need to know: - When to Call: Call 811 or use the online service a few business days before you begin any digging. - Information Needed: Provide the address, county, nearest cross street, the type of project, and the exact area on your property where you plan to dig. - Wait for Confirmation: Allow time for utilities to respond and ensure all utilities have marked their lines before you start digging. - Dig Carefully: Once all lines are marked, dig with caution around utility marks and consider relocating projects close to these areas. Let's dig safely and responsibly, together! #811day #CDAtps #WBE #WomenOwnedBusiness #WBECeast #WBENC #WBENCNetwork #WBENCCertified #NAWIC #NAWICphl #CDAbluebell #DA4S #NAWICChapter145

Meeting the housing challenge requires new approaches to project delivery and design thinking. Diverse partnerships in supply chain, logistics, off-site construction, Factory Fabrication, and on site installation is critical to ensure maximum value and efficiencies. This western Alaska project is a test case for building in one of the most extreme climates....In terms of weather, logistics, and finance.
Working on a new highly insulated and high-tech home for the tundra of western Alaska. Designed to be built of factory made components and panels which are constructed over the winter and barged to remote locations in early summer for assembly on site. This is one of two homes to be built in Nome in the summer of 2025.
