Since the pandemic, much has been made about the impact remote work might have on the office, but little has been said about the other side of the coin. As remote working has become more prevalent, some have started to think about their coastal escapes as a long-term option for living and working. While buildings and land may be immobile, their uses are not. The latest blog explores this shift and asks what this might mean for residential land values in idyllic remote locations:

Great read 📚 on how apartments are shifting their design/layouts for residents working remotely or hybrid. “Communities need common areas where renters can plug in laptops and make a quiet phone call. They need floor plans that allow renters to create a separate space for work inside their apartments —even in smaller units. And they need to make absolutely sure that renters can get reliable internet service and cellular phone service in their homes and the common areas of the property. “ #remotework #hybridwork #apartmentliving #apartmentdesign #unitlayouts #workfromhome
As remote work continues to influence our residents' lifestyles, Korene Hussey, Managing Director of Real Estate, shares insights in NAA's Units Magazine on what residents need to maintain work remotely successfully. “Contrary to our expectations, many employers adopted permanent or hybrid remote work models,” says Hussey. “That has sustained the high demand for co-working spaces and robust internet connectivity.” Read more here: https://bit.ly/4f5CtI8 #Greystar #RentalHousing

Remote work is changing housing and real estate. 🏡💼 And change is inevitable. After the COVID pandemic, I've witnessed a growing desire for properties that offer ample room for living & working. 🌟 It has led to a surge in demand for extra rooms or flexible layouts to accommodate remote work. Additionally, more and more developers, especially in tier 1 and tier 2 cities, are adapting properties to fit the needs of remote workers with: ➡ Flexible floor plans ➡ Technological Integration ➡ Ergonomic workspace designs I believe remote work has not only influenced where people live but also how they live. And while the corporate real estate market is affected by this change, the housing market will continue to see a significant increase in demand. Do you prefer to work from the office or from home? 🤔 #wfh #workfromhome #realestate #developingsector

At the height of the pandemic, Sydneysiders moved en masse to the countryside, enabled by the freedom of remote work. Now with companies wanting staff back in the office - at least for a few days a week - these movers are forced to head back to the big smoke but aren’t willing to give up their homes in the countryside or by the water. Flipping the script from the standard bolt hole where city-dwellers purchase weekend homes as an escape, many are purchasing a bolt-hole in the city and making the trip in reverse. As this property doesn’t serve as a primary residence, these buyers are more often than not choosing apartments where they can stay for a few days during the week when working from the office, to visit family, or to enjoy the many amenities and activities that Sydney has to offer. Retaining a home in the countryside means that these buyers are getting more value for money than if they had a similar-sized property closer to the city, whilst maintaining access whenever they need it. There is a growing trend of inactive properties, with as many as 2% of homes in some inner city suburbs remaining vacant. If city bolt holes continue to grow in popularity, this figure might increase further soon. We regularly work with rural clients looking for properties in Sydney so we are experts at working with remote clients and navigating the market for a specific set of requirements. Check out our success story where we helped our country client find the perfect property in Randwick. If you’re looking to purchase a bolt-hole closer to the city, our buyer’s agents can help you make the move. 📞 +61 2 9327 6944 ✉️ enquiries@roseandjones.com.au

The Remote Work Revolution: Reshaping Commercial Real Estate While everyone is parading and cheering on the advent of remote work, real estate might still be suffering shockwave after shockwave caused by reduction in demand for commercial properties. Projections suggest $800 billion (about $2,500 per person in the US) in office value losses across major cities by 2030, marking one of the most significant transformations in the history of commercial real estate. So, what causes this shift? Surging Vacancy Rates: As companies embrace remote and hybrid work models, traditional office spaces are seeing unprecedented vacancy levels. Changing Power Dynamics: High vacancy rates are giving tenants more leverage in lease negotiations, forcing landlords to adapt. Value Erosion: The office market is facing potential value reductions from $3 trillion to $1.8 trillion, affecting both equity and debt holders. Financial Pressure: Rising interest rates are creating additional challenges for landlords and deterring new office development. How are you adapting to these changes? What innovative solutions are you exploring to meet the evolving needs of tenants and investors?
