Excited to share key findings from our latest U.S. Senior Housing & Care Investor Survey! Most investors said capitalization rates had decreased or were unchanged from the prior survey in April, with expectations of flat rent growth in the near term. Notably, average cap rates for senior housing dropped by 8 bps, while Independent Living, Assisted Living, and Active Adult facilities saw declines of 10 to 11 bps. Nearly half of investors anticipate rental rate increases of 3% to 7% for various types of senior housing facilities in the coming year.
