The real estate and asset management sectors are facing growing challenges in both financing and equity. As market conditions become more restrictive, understanding the dynamics of these gaps is crucial for industry players. In today’s environment, private debt providers have a unique opportunity to help close the classical funding gap, but rising interest rates and falling valuations have led to tighter lending conditions. Additionally, the rise of ESG requirements in real estate adds another layer of complexity, as more capital is needed to meet sustainability standards. The need to refurbish up to 4% of existing building stock annually by 2045 highlights the strain on equity, with the risk of stranded assets becoming a reality for those who fall behind. Moreover, in the U.S. multifamily and industrial sectors, recent declines in commercial real estate values have put additional pressure on borrowers. They now require more equity to maintain loan-to-value ratios, creating a dual challenge: increasing the equity burden while facing more limited financing options. Addressing both financing and equity gaps will require innovative solutions from lenders and investors alike. Collaboration and creativity in structuring deals will be key to navigating this complex landscape.
