Government Must Invest in Social Housing to Address Shortage A report from the Levelling Up, Housing and Communities (LUHC) Committee highlights a severe shortage of social housing in England. While it is positive to see the latest recommendation from the Levelling Up, Housing and Communities Committee calling on the Government to increase delivery to 90,000 social rented homes a year - the need for new social homes is much higher as we all know. We just need to ensure we have the right settings in place to meet Australia’s targets faster. The Changing Landscape of UK Housing 🏠 The story of UK housing completions over the last 70 years tells a tale of shifting responsibilities and evolving priorities. In the 1950s and 1960s, local authorities took the lead, with council houses playing a key role in meeting housing needs. However, from the late 1970s, this involvement diminished significantly due to policy changes and funding cuts. 🌍 Housing associations emerged to fill the gap, but they still rely heavily on government funding. Meanwhile, private enterprises have consistently contributed, yet it’s clear they can’t meet the ambitious target of 300,000 new homes per year on their own. The question remains: who will take responsibility, and who will pay for it? 🤔 Locally in Hitchin, we now face the question: if more homes are to be built, where should they go? A few weeks after the recent budget announcement, the housing sector is beginning to see the implications of several significant updates: 🔹 Planning Boost: New planning regulations and an increase in planning officers are gradually taking effect, with early signs of activity aimed at stimulating construction 🔹 Local Growth: Councils are now actively shaping customized growth strategies to reflect the specific needs of their regions 🔹 Increased Funding: Local authorities have begun accessing the £1.3 billion fund, including £230 million earmarked to address homelessness, providing essential support to vulnerable communities 🔹 Affordable Housing: The substantial £3.1 billion injection into the Affordable Homes Programme, coupled with an additional £3 billion for housebuilding, is expected to ease housing pressures and improve access to affordable options 🔹 Safety & Efficiency: Funding for cladding removal and the £3.4 billion Warm Homes Plan is set to enhance safety and energy efficiency for thousands of households. These investments are anticipated to drive economic growth, improve affordability, and enhance safety standards across the housing sector. The Local Government Association (LGA) reports that implementing five-year funding schemes could result in nearly 200,000 new social homes over the next 30 years. By providing consistent funding and granting local councils the autonomy they need, we can address the housing crisis effectively. So much of the discussion in housing at the moment is about the need for investment in supply and renewal - there's lots needed but where's it going to come from? 🏘️💷 At the Chartered Institute of Housing we've submitted a set of clear asks ahead of the Chancellor's Autumn Budget on 30 October (and subsequent Spending Review): ➡️Invest in social housing to ensure that new supply includes affordable and secure homes ➡️Invest in supported housing to address rising levels of need and reduce pressures on public services ➡️Invest in homelessness prevention and support to address the current crisis, particularly in temporary accommodation ➡️Reform social security provision to support those on the lowest incomes ➡️Support people with energy costs this winter and continue to drive decarbonisation and energy efficiency improvements in homes You can read our full submission at https://lnkd.in/eH8554Y3 #ukhousing #investtosave #socialhousing
