What are the top 2 things you can do to prevent costly water damage in your property? 1. Regular inspection 2. Maintain your caulking Your building was built with gaps. Gaps between the window and the wall, gaps between the sinks and the counters, gaps between the facade and the walls. Gaps are necessary to allow buildings to shift with weather or age. Caulking is flexible and using it in those gaps allows your building to shift without cracks or breakage happening where the two different surfaces or materials connect. Aside from fostering shifting, caulk also keeps water from seeping into those hidden areas allowing mildew, mold or other water damage to occur. Regular inspection of the caulked areas is essential to keeping those barriers to invasive water at bay. If the caulk looks old, is shrinking and pulling away from the surfaces, or is cracked, it’s probably time for a refresh. And if you have areas you can’t inspect - outside walls, places too high to reach, the caulk should probably be replaced after 10-15 years as a common guideline.
