With manifestos published from the two main parties, it’s good to see that the joint Landsec, British Land and Berkeley Group Plc campaign to create cross-party consensus around brownfield urban regeneration continues to have an impact From Labour: Labour will take a brownfield first approach, prioritising the development of previously used land wherever possible, and fast-tracking approval of urban brownfield sites. From the Conservatives: We will deliver more homes in brownfield land in urban areas by providing a fast-track route through the planning system for new homes on previously developed land in the 20 largest cities. We will look at extending ‘full expensing’ to the delivery of brownfield housing. We will unlock new urban regeneration schemes. DID YOU KNOW? Opening up federally controlled public lands for housing construction has bipartisan support and it’s particularly attractive because it can skirt local red tape. But if it’s going to succeed, the plan has to be oriented toward transforming smaller plots of land within urban areas and on their periphery. The cost of housing must factor in travel/commuting time/cost and the cost/time of installing new infrastructure. (Bloomberg)

The government has revealed a plan to reclassify certain low-quality green belt areas to meet its goal of constructing 1.5 million homes within the next five years. This proposal has raised concerns about potential effects on the countryside. However, similar developments in Cambridgeshire and Hertfordshire have shown positive outcomes from building on green belt land. Is Grey Belt Land the answer to the housing crisis? It’s time to get real… The “Green Belt” isn’t what we think it is. Many associate the term “Green Belt” with fields, cows, country lanes and cottages. But the reality? A good chunk of the 13% of our country classified as Green Belt land - isn’t green at all. It’s more urban wasteland than green fields. So what is the “grey belt”? The Labour Party has classified brownfield sites and underused areas of green belt under this new term. In principle, I think they’re onto something. But as always, there isn’t much detail about how this will work on the ground. So can grey belt land help us solve the housing problem in this country? Absolutely. Will it? We need to see more details on these proposals before getting too excited. Lots of potential, but nothing to get too excited about - YET.
