Innovation often comes in many forms and when we speak to investors, our product is often described as innovative, however, we try to implement an ethos of innovation throughout our whole business. Our focus on innovation led us to launch one of the first Private REITs in the UK Historically, REITs were required to be publicly traded. However, they are well-regarded by international institutional investors and offer a robust structure for holding real assets, providing diversification and taxation advantages. By structuring our REIT privately, we have eliminated all listing costs associated with setting up a vehicle, while our investors still enjoy the numerous benefits inherent to the REIT structure. Many listed REITs are currently trading at a discount to their value (some at 50% to NAV), which is great for secondary investors but a bitter pill for any primary investors. HomeNow’s REIT continues to trade at a premium above NAV privately to reflect the true value of our portfolio, whilst this reduces liquidity it does reward those who supported our primary fund raise. By restructuring into a new investment vehicle, we have leveraged the tax benefits available for property-related income, ensuring that any rental income is not subject to capital gains tax—resulting in a 25% savings. Key benefits include: 1. The aforementioned corporation tax exemption. 2. Tax-privileged investors (such as pension funds) are able to claim an exemption on tax on payments. 3. Any company acquisitions that hold property are stepped up to market value on acquisition- “washing” out any latent gain on day 1. 4. Whilst distributions are subject to withholding tax at 20% payments can be made gross to UK corporates, pension funds or charities. St James Place is coming under increased scrutiny for the way in which they have been charging high entry and exit fees when investing their clients’ money. Entry and Exit fees on funds should be a thing of the past, however this charge to a client’s investments is at the discretion of the individual advisor, this is why I pride myself on never charging these types of commissions to my clients. Mark Austin has been central to the reform agenda in UK capital markets and a key driving force for change. A lot has already been achieved in making the UK 'match-fit' and important further changes are set to be delivered during 2024, which are vital to returning the UK to being a listing venue of choice. There remains the small matter of the demand side to be resolved - pension reform, a UK ISA, removing stamp duty and a national wealth fund would ensure that the UK is not just match-fit, but is raising the cup. Last month I attended the launch event of Wale's SME Access to Finance Report, produced in partnership between the British Business Bank and the Development Bank of Wales' research arm, Economic Intelligence Wales. Lots of insights were discussed, but a key takeaway for me was many SME’s in Wales rely primarily on their credit cards as a form of funding, while equity investment seems less appealing. So I am wondering, why do SME’s choose expensive, short-term debt when they could opt for equity investment from a partner who could add real value and help grow their business? Most companies in Wales are Micro (meaning they employ 10 people or less) so are they just too busy to think about long-term growth? But does that also mean they are not thinking about their exit plan and therefore do not have pathway to a comfortable retirement? The funny thing about financial advice is that very few of us deliberately set out to do this job. Whether you’re currently advising or paraplanning, all you have to do is ask the right questions and you’ll quickly discover that most people in financial services started elsewhere. I am no exception. I never set out to be a paraplanner. I never even set out to live in this country! Of all the hours spent studying and passing financial advice exams and earning qualifications, this achievement may just be my favourite: As of yesterday, I am officially a British citizen! There’s something so special about belonging and, even if my 🇺🇸 accent may still give me away, I am so proud to now call myself a BRITISH paraplanner. So you can analyse fund performance and complete a pension income shortfall calculation, but do you think you could pass the Life in the UK test? Here are some example questions: What are the member states of the Commonwealth? What time does a British pub open? What are the two highest grossing film franchises produced in the UK?
