A news story that isn’t new news… Since 2002 I’ve been consistently working on the teardowns/mansionization issue, first when the National Trust for Historic Preservation named Teardowns and ‘Older and Historic Neighborhoods’ to its America’s 11 Most Endangered Historic Places. Then and still now, teardowns is fundamentally the practice of demolishing existing homes to replace with new, usually three times the size, though the associated impacts vary and also who is doing the tearing down. Consistently it has been an issue about throwing away resources and livability. Back then we did a publication (Taming the Teardown Trend), a toolkit, and lots of national outreach to help communities tailor land use and preservation policies to respond to this issue. Here’s the latest, a washingtonpost.com piece in a long series of new stories, in this case focused on teardown impacts on Modernist homes, and renewed interest sparked from a teardown of a celebrated 1950 Los Angeles house by a celeb couple… @laconservancy

This is a prime example of the importance of a thorough preconstruction process. I preach to my team that the success of any project depends on meticulous planning during this phase. Our approach is designed with our customers’ best interests in mind. From detailed cost estimates to proactive risk management, we prioritize transparency and alignment with our clients’ vision and requirements. A well-executed preconstruction process helps anticipate and strategically mitigate challenges. Our design partner on this Second Presbyterian project shared: “Working only with a Letter of Intent from the church, Charles C. Brandt Construction has been very helpful in working with our Architect-Owner team to identify areas of potential cost savings prior to signing an Owner-Contractor agreement. They were able to identify a larger list of potential cost savings items than were necessary, but this allowed the church to choose only the items they were comfortable with. This was advantageous as it allowed the O-C agreement to be inclusive of these items, rather than negotiating them after the contract was signed.” By integrating essential insights from architects, engineers, and clients early on, we build a solid foundation that guides the entire project lifecycle, minimizing surprises and maximizing value. #CCBuilds #builtbyCCB #Preconstruction #ValueEngineering #BuildingSuccess

Today, we’re starting a multi-part series on hay doors (and lucarne doors). Hay doors are a historic relic that have survived, in some rare and few cases to modern times. The overall conversation is very interesting and gets into many other related topics such as ADU and accessory buildings, and the accelerated deterioration of accessory buildings even though they are built with similar materials and methods as historic row homes. Behold the timeless beauty of the ancient church of St Llywel, Llanlowell, Monmouthshire! Standing for over a millennium, this architectural marvel boasts a rich history that could move even the most stoic observer. In 2016, when the church was deemed redundant, its features spanning from the Norman to Perpendicular periods, including a 12th-century circular font and a magnificent East Window crafted in 1897 by A.L. Moore, stood as testament to its enduring legacy. Our wonderful former partner charity, Friends of Friendless Churches, has taken a record number of redundant churches into care in recent years, but buildings like St Llywel, which is “only listed Grade II” and is very plain inside, can only survive with a new use. But this must be done with understanding and care. A residential scheme recently referred to us subdivided the interior vertically and horizontally to create a single house. Quite apart from the fact that computer-derived drawings are no way to capture the subtlety and archaeological complexity of a building that is, in origin, nearly a thousand years old, there was no Heritage Impact Assessment nor Design and Access Statement, nor indeed any other paperwork showing any understanding of St Llywel as a listed building. The East Window appears to be taken out. It is something, at least, that the exterior will not be altered. Residential conversion may be the only feasible way forward, but how it is done is all-important. #StLlywels #Church #Llanllowell #ChurchArchitecture #Heritage #Planning #Casework #Wales
