Sitting here on this sunny Saturday morning listening to Lee interviewing potential new superstars who would like to join our property detailing team. All new employees are put on an intensive 3 month in house training course when they join our team. This includes the standard stuff like COSHH, manual handling, working at height, ladder safety, driver awareness, green card CSCS and basic risk assessment adherence. We also train our team on every individual product and tool we use and every eventuality they can be used on (and there are a lot!!) We also train them on different surface types such as timber frame, upvc or even metal frame window fittings, standard windows, sash windows, leaded windows, velux windows, tiled floors, oak floors, LVT floors, laminate floors, and how to work on them depending on if they are treated or not…..The list really is non-exhaustive - and we look to learn new things every day. We call it the Broomsticks academy! We do not employ people with previous cleaning experience on purpose. This is the level of expertise you get when Broomsticks Housekeeping Services Ltd are appointed to “clean” your developments and projects. We are beyond normal, beyond basic and actually, cleaning is only 10% of what we do, the other 90% is property detailing - and this is where we turn your projects from a good finish, to its best finish. We do not let loose any untrained people on our projects, we certainly don’t let them do what they think is best. Our employees learn the Broomsticks way, and only ever deliver it that way and to the award-winning Broomsticks standard. What’s a company got to do to get a shout out from their main contractors these days? 🧐 Often I see soo many posts by companies we don’t work with, mentioning the brickies, the plumbers, the sparkys, the groundworkers, the decorators …and so on…but never mentioning the cleaning team. Why? We are trying to change this perception of companies like ours being seen as the lowest of the low, the bottom of the chain. Yes we’re one one the last trades to come in but arguably we get to really sell the project with our finish. A crap finish on all the previous trades hard work doesn’t sell houses quickly and doesn’t lead to confidence from commercial partners. Thanks to those clients of ours who do this for us! But it does make me wonder why companies in a similar industry to us aren’t given shout outs. Is there nothing to say, are you not overwhelmed with their work? Our award winning property detailing results would certainly give you something to shout about! I just completed a walk-through for a cleaning estimate at a manufacturing facility. I've done walkthroughs for 20 years in homes and offices. I've heard just about everything because I'm a good listener. And quite frankly, I'm embarrassed for my industry right now with some of the players that are out there! In my experience, 70% of the cleaning companies are not honoring their promises and are breaking trust with their clients. 20% are doing a decent job and 10% or less are doing an amazing job. This is so sad to me. Yes, I know it's an amazing opportunity because my competition really isn't that difficult to compete with. But it brings down my industry. It gives people an impression of how unprofessional cleaners are. That's not the company that I run! People share the details of their current or past cleaners with me. Do you know why? I ask questions and genuinely care. When somebody is not happy with their cleaner, they are very happy to have a listening ear. So if I'm the right replacement company, I have lots of data to help them. If I'm not the right company, I can refer them to somebody else and certainly I have content to write about or coach other cleaners on. Therefore, the art of asking effective questions and listening with an intent heart is one of the greatest people skills we can possess as business owners. All right, let me get back to this walk-through. The current company has offices in different areas based out of a different state. They get the contract, lock the customer in on a contract long-term, and then subcontract the work. They don't pay the subcontractors much, so the expectations for quality and performance are not much. That's what happening here. This customer told me that they just got an invoice for services, but nobody has shown up in 6 weeks. It's a manufacturing facility, so there's black grease all over the bathrooms and the floors. That's what happens in manufacturing facilities. They get dirty! The office manager that I was talking to was very frustrated and getting emotional. I told her that she should not have to deal with this. Cleaning is supposed to be delegated off of her plate. She shouldn't have to think about it. Yes, she will have an occasional complaint that will get answered and fixed. But on the whole, hiring a professional cleaning company fully delegates this part of her job responsibility. This gave her peace and hope. I don't know whether this is the right customer for Carfagno Commercial Cleaning or not. It's out of our niche. Therefore, I referred her to a friend with a cleaning company that aligns more with the work she needs done. She was so thankful. There really are better cleaners out there. Here's the lesson. Show up when you're supposed to. Honor your promises. Don't rip people off. Be excellent with your work. Communicate frequently. Do this and you'll set yourself apart from 90+% of other companies.

💡 Today I wanted to share a quick insight into one particular job I did. 🏡 My customer had a number of jobs that needed doing around the house ranging in size and complexity. I looked forward to this - the variety in jobs suited me perfectly. 🏔️ We resolved the issues at hand with no problems, but as we started completing the various jobs, other problems reared their head (due to the previous property owners strange DIY exploits...) and it became apparent that there was more than initially met the eye with this project - through no fault of the customer of course! 🔨 This is a prime example of why I do not encourage DIY. It is important that jobs are done properly to a high standard, not only for longevity of projects and the house, but also for safety. ✅ We re-levelled, trimmed and fixed the customer's kitchen worktop to the cabinets properly, and also fixed the cabinets to the wall properly. 👉🏻 These were tasks that weren't on the original list of jobs to be done, but I couldn't in good conscience leave the jobs done to a low and unsafe standard. 😊 We really do care about the jobs we do and take pride in providing high quality services. 💬 What is a recent job that you a particularly proud to have done? 43 years ago in safety history (17 JUL 1981) two atrium walkways of the Hyatt Regency Hotel in Kansas City MO collapsed, killing 114 and injuring 216. (See inset right.) At the time, this was the most deadly structure failure in the US. Today, the Hyatt Regency collapse remains a loss event all safety and reliability leaders should know. The Hyatt Regency in Kansas City was built in the 1970s, a time of very high interest rates leading to fast track design and construction. Hyatt hotels were known for their large, open atriums. Suspended walkways bridged the atrium of this hotel. That night, the hotel hosted a tea dance. Many people attended, dancing below the suspended walkways and watching the dance from the walkways. Walkways for floors 4 and 2 collapsed onto the crowd below. (The 3rd floor walkway was located away from 4 and 2 so was unaffected.) Diners in the top floor restaurant said the collapse sounded like an explosion. Rescue started immediately and continued for 14 hours, saving 29 people. The physics of failure (PoF), the structural failure mechanism, was overload of the tube steel beams supporting each walkway. (See inset left.) Each walkway was 120 ft long and weighed 64,000 lbs. 1.25 inch diameter steel rods supported the beams from the ceiling. The structure as designed could only withstand 60% of required load by building code. The structure as erected could only withstand 30% of the required load. The design weakness was a design error not found in the checking processes. The construction weaknesses were fabricator decisions to substitute welded channel for tube steel and (more importantly) substitute shorter rod segments for the full-length rods. This had the effect of increasing load on the support beams. Think of the rods as a rope and each beam as a person hanging on the rope. The rope holds two people. The change to the shorter rods had one person hanging on the rope and the second person hanging on the first person. This is the same load for the rope - but double the load for that first person. The larger crowd that night then exceeded the poor load carrying capacity of the beams. D&M Group have completed and handed over the project at the iconic Camden Head in Islington. The site received a full external rotadec, alongside a targeted internal refurbishment designed to refresh and enhance the space. The primary aim of the internal works was to give the venue a fresh look and to repurpose the 1st-floor function room for sit-down dining. This room also proudly hosts The Angel Comedy Club, which features live stand-up performances seven nights a week.
