LET’S TALK ABOUT CONSTRUCTION OF A MORE STRONGER WALL …… The recent strong winds and rains in the Greater Accra region has caused the collapsing of some walls. This calls for extra cost to construct new wall structures. Probably, an unplanned cost 🤦🏾♀️. I observed how some of these damaged walls looked like and, what eventually may have caused the collapse. OBSERVATION Most of these walls had weak foundations, some were more than 2m without being well secured, some weren’t longer than 1m but lacked proper firmness, some had lighter pillars, etc. RECOMMENDATION Dear property owners, kindly contract well knowledgeable builders to build walls that withstand the strong winds and vibrations in the ground for you. Such people will consider all the various factors that can cause the collapse of your structure, the best materials and methods to use for the wall, other materials that will help withstand winds any day. This consideration will help them construct a stronger wall which will last for years. Investments in building construction increased slightly by 0.2 per cent to $12 billion in August, according to Statistics Canada. This comes after a decrease of 1.6 percent in July. Despite the slight increase overall, investments in residential building construction fell by 0.1 per cent in August. Monthly decreases were recorded in four provinces, led by Quebec (down $126.4 million). On the non-residential side, investments rose 1.0 per cent to $6.4 billion in August, marking a record high level for the sector.

Khomasdal, Wanaheda take lead in construction activities: Windhoek has been recorded to have completed the most building projects in Namibia in April, with the majority of construction activities occurring at Khomasdal and Wanaheda. According to a report on building statistics by Simonis Storms Securities, building projects to the value of N$108,8 million were completed in Windhoek and Swakopmund in the month of April. “Windhoek recorded 175 completed projects in April 2024, valued at N$58,2 million, marking the highest monthly figure since the 178 projects completed in February 2022,” says the report. This is an increase from the 31 projects completed in March 2024 and the 54 completed in April 2023. According to the report, City of Windhoek officials are currently conducting follow-up inspections throughout Windhoek to assess the completion status of properties. “As a result, we can anticipate further increases in the number of completed projects over the coming months,” says the report. In Swakopmund, 153 projects valued at N$50,6 million were completed. “This is a significant increase from the 30 projects completed in March 2024 and the 36 in April 2023,” says the report, adding that the completed projects included new residential houses, additions and alterations and new flats. “There’s been an 18,6% year-on-year increase in approvals so far this year, which translates to an average of 205 approvals per month, compared to 199 last year,” reads the report. However, the number of new plans submitted has decreased. “Windhoek received 687 plans year-to-date, down from 763 last year,” says the statement. Swakopmund has seen a similar trend, with only 184 plans submitted so far in 2024. According to the report, this decline could be attributed to a tough economy or rising construction costs that could be discouraging new projects. A report by the Namibia Statistics Agency (NSA) on buildings completed says the construction sector faced a monthly decline of 30,6% in December. “Additionally, market saturation from previous construction activity might reduce the demand for new projects,” says the report. However, it also says the backlog of older plans submitted to municipalities seems to be clearing up. “Despite the decreased submission rate, the municipality’s efforts to clear the backlog resulted in a temporary spike in approvals,” says the report. It further says the delay in building plan approvals can be attributed to plans being returned to the municipal office. “This typically occurs when the original applicant has obtained the required funding to advance their project or when a property changes ownership, and the new owner intends to proceed with plans initiated by the previous owner, according to the City of Windhoek. Last year, Ukraine’s construction volume increased by 22.6%. According to 2023’s results, the volume of construction works in Ukraine increased by 22.6% in real terms, according to data from the State Statistics Service. The greatest growth was recorded in infrastructure construction (power grid, transport facilities, etc.). Its volume increased by 32.9%. Non-residential construction (office real estate, retail establishments, hotels, etc.) grew by 20% last year. On the contrary, residential construction decreased by 4.6%, and the trend is downward: In the last month of the year, the decline in this sub-sector was 13.3% in annual terms. Despite significant growth in 2023, construction volume will still be only 43% of the pre-war level (the decline in 2022 was 65%). Despite the war, Ukraine's residential real estate market continues to work, but the market’s geography has changed. In 2021, most apartments were built in Kyiv and the region, as well as the Odesa, L’viv, and Kharkiv regions. The value of Saudi Arabia’s construction sector output increased by 4.3% year-on-year to $141.5 billion in 2023. Knight Frank anticipates that Saudi’s construction output value will reach $181.5 billion by 2028, with a similar breakdown of sectoral contributions, according to Knight Frank’s latest figures. The residential sector received the highest awards, totaling $43.5 billion, with projections to reach $57 billion by 2028. This is followed by the energy and utilities sector, which secured $35 billion and is expected to increase to $46.5 billion in the same period. Currently, construction costs per square meter range between $1,026 and $2,700 (SAR 3.8k and SAR 10k), making Riyadh the most expensive city in the Middle East for real estate construction. Real estate has been the primary driver of inflation in the Kingdom, with rental prices rising by 10.5% year-on-year in May. The growing demand for office space, fueled by Saudi Arabia’s regional headquarters program, is pushing prices higher as the supply remains insufficient. Riyadh led with 38% of existing contract awards, totaling USD 54 billion, followed by Makkah and Tabuk with around $28 billion each. Construction in Riyadh is set to grow, with Saudi Vision 2030 planning $229 billion in real estate development, including 20,000 hotel keys, 241,000 residential units, and 6.4 million sqm of office and retail space. Since its inception in 2016, Saudi’s Vision 2030 has surpassed a budgeted value of $1.3 trillion. Currently, 55% of this, amounting to $692 billion, is under construction across 25 megaprojects.

Good news on the residential construction front as more homes were approved in Victoria in February than the previous month, according to the latest data from the Australian Bureau of Statistics (ABS). There was a 2.1% increase in the total number of dwellings approved, to 3,786: * Approvals for houses rose 13.0% to 2,740 * Approvals for other dwellings (such as apartments and townhouses) fell 18.5% to 1,046 But, there is still cause for concern about Victoria's pipeline of future homes, as approvals in February were 7.5% lower than the same time last year.
