🏗️ Ready to win more residential projects? Here’s how to master the bidding process! 💼 Bidding can be competitive, but by following a few key principles, you can boost your chances of success. Here are three basics to keep in mind: 1. Understand the Scope of Work Always start by thoroughly reviewing the project. Visit the site, study the plans, and ask questions to ensure your bid accurately reflects the work required. A well-informed bid is more likely to hit the mark. 2. Price for Profit, Not Just to Win Don’t fall into the trap of bidding low just to get the job. Factor in all costs, including labor, materials, and overhead, so you can deliver quality work and still make a profit. Undervaluing yourself can hurt your bottom line. 3. Build Relationships with General Contractors Strong communication and trust with GCs are key. Be clear, professional, and deliver on your promises. For those who are looking win their own commercial contracts, here are some platforms & methods my clients use to fill their pipeline with contracts: 1. LinkedIn LinkedIn is a goldmine for commercial contracts, you can also build a relationship with them rather than just being another number to the main contractor. Add & direct message contracts directors, other managing directors, etc to see if you can tender for their work. 2. Constructionline Marketplace If you're Constructionline Gold verified you've got a great chance of winning contracts that are listed on the marketplace, showing up as fully verified on the supply chain platform gives the client confidence you have everything you need to get through their pre qualification process. 3. Your local councils website Each local council has a different tendering portal, so whether it's your local council or another council you would like to work for. Sign up & get your tenders in, councils usually offer repeat work so this is one of the best methods in my opinion. 4. GOV.UK Contracts finder - https://lnkd.in/ejUz2Dqz The GOV.UK contracts finder has nationwide contracts listed on there, new contracts are posted on there daily. So definitely keep your eye on this one. 5. Bid Stats - https://lnkd.in/e6srJGpk There's a free version & also a paid version, with the paid version you can get live tender alerts so you never miss an upcoming contract. Those 5 are my favourite, but if you're eager to search for more. This is usually health & safety paperwork, policies & accreditations such as CHAS, Constructionline, SMAS, Safe Contractor. I cannot find contracts for you, but I can make sure you are prepared & meet the requirements to make sure you give the client a great first impression.

Here are three tips for bidding out a capital improvement project: -Bid out the project to 3 or 4 Vendors Even if you have a preferred contractor, bidding the project out to multiple vendors keeps everyone honest and might help you discover a fantastic new contractor. -Level the Bids Ensure that each bid covers the same scope of work so you can make accurate, apples-to-apples comparisons. -Meet Contractors Together The best approach is to meet all contractors at the same time. I've procured subcontractors as well as tendered for new work for tier 1 companies. This has allowed me to develop a tendering system for subcontractors based on actual experience of sitting on the other side. A system that includes all the required templates, that I implement in subcontractors businesses in order for them to be confident in the overall tender process, And be assured they are putting their best professional foot forward. And the results, I've had clients win new projects with larger main contractors after working with me, clients win their largest contract to date, as well as regular feed back on the professionalism of their tender. Tendering doesn't need to be complicated. My goal is to help you make this process as simple and successful as possible so that you can win those bigger contracts safely and with less stress.

Choosing experienced professionals with a track record of delivering high-quality workmanship can save you time, money and headaches in the long run. 4) Negotiate Terms and Conditions: Negotiate the terms and conditions of the contract, including payment schedules, timelines and warranties. Be clear about your expectations and ensure they are reflected in the contract to protect your interests throughout the project. 5) Build Relationships: Establishing positive relationships with contractors and tradespeople can lead to more favorable negotiations. Treat them with respect, communicate openly and be responsive to their needs and concerns. Building trust and rapport can result in smoother negotiations and better outcomes for both parties. 6) Be Prepared to Walk Away: Sometimes, negotiations may reach an impasse despite your best efforts. Be prepared to walk away from negotiations if the terms are not favorable or if the contractor or tradesperson is unwilling to compromise.
