IPM Post 237: Escutcheon discussion. Escutcheon plates can add that ‘finished look’ to seemingly display an added degree of attention to quality. In too many instances, these are no more than cheap facades that simple obscure sloppy work. Here, we’ve pulled back an old cover adorned with several layers of paint in search of mouse portals. The scene behind reveals that the partition penetration was nearly three times larger than necessary, and that the insulation and wall had been thoroughly chewed through by mice. The breach was not immediately obvious because of the plate. Building owners and operators, or their designated representatives, would be wise to adopt the ‘distrust and verify’ strategy and endeavor to inspect every penetration before escutcheons are applied. Each penetration should be completely sealed with an appropriately chosen and properly applied firestopping system to comply with the code, or with a grout or rodent-resistant sealant if a firestopping system is not required. The plates can then be slid in place and the contracted vendor paid for work completed. Many building managers complain that they don’t have the time to inspect their own buildings. Fig 9A is recommended layout for a line of rotary sprinklers. Their positions are random. They spray areas inside dotted lines. Fig 9B shows how embers can blow between the sprays with ease. My spray nozzles have no moving parts and they create a solid, steady wall of water. If a wind blows, they all bend the same way and the wall is maintained. If a wind is blowing embers toward a house, the same wind will blow the water toward the house.

A grind and seal floor is often chosen when some surface protection is desired, but the budget doesn’t allow for a high performance system. As with any coating, a grind and seal’s finished uniformity will be the direct result of the slab condition it’s covering. The more irregular the floor, the more irregular the finish. The video documents the process of sealing a floor that’s been grouted to fill the pits.
