75,000 sq/ft Mod Bit with granules... Performed a basic assessment on this roof last week. In this video, I highlight some of the common issues I see on this type of roof here in the Mid-South. Heavy granule loss is almost always occurring on Modified roofs, like this one, that are in the 15–20-year range. Blisters are also very common. Of course, there are also a few ponding water areas and failing repair products as is typical with any aged flat roof. All things considered, this roof appears to be an excellent candidate for a fluid-applied system. However, this was only a basic assessment. A deeper dive into the full roofing assembling will be required before we can make an accurate determination of the true condition of this roof. A thermal moisture survey followed by core cuts into any anomalies that might appear are the next logical steps. There are many misconceptions and a number of issues with asphalt shingles that are commonly incorrectly attributed to wind effects. Some of the current and most hotly debated issues relate to the assertions by some that: “Wind-lifted” or “wind-damaged” shingles are not always visually apparent, but are damaging to the roof. Any shingle with inadequate adhesion is a “wind-lifted” or “wind-damaged” shingle. Empirical tests can easily demonstrate the strength reduction of a shingle after a storm event. Waterproofing Cold Joints Next to Windows Due to the exceptional waterproofing results achieved in several units of a mid-rise residential building located on Lawrence Ave E where we had done cold joint waterproofing earlier this summer, we were requested to do the same kind of repair in one more unit. Repair Methodology Surface Preparation To ensure the effectiveness of the waterproofing, the first step involved thorough surface preparation. The area around the cold joint was meticulously cleaned to remove any dirt, debris, and the existing sealant. This cleaning process was essential to ensure proper adhesion of the new material. Application of Sealant Using expert techniques, our team applied the sealant generously along the entire cold joint. This application was carried out with precision tools to ensure an even and thorough coverage. The sealant was carefully worked into the joint to fill any gaps and create a continuous barrier against water infiltration. Reinforcement with Fiberglass To enhance the strength and longevity of the waterproofing, the sealant application was reinforced with fiberglass. The fiberglass mesh was embedded into the sealant while it was still wet, providing additional structural support and resistance to cracking or peeling over time. Additional Waterproofing Coating After the sealant and fiberglass had been applied, an additional waterproofing coating was applied over the entire area. This coating provides an extra layer of protection, ensuring that the cold joint remains impervious to water ingress. The coating was chosen for its superior adhesion and waterproofing properties, further enhancing the overall effectiveness of the repair. Drying and Curing Following manufacturer guidelines, we allowed sufficient drying and curing time for the sealant and waterproofing coating. This step was crucial to ensure optimal performance and durability of the waterproofing system. Proper curing ensures that the materials reach their maximum strength and effectiveness, providing a reliable barrier against water infiltration. Results By following this detailed and methodical approach, we successfully waterproofed the cold joint next to the window, creating a robust and long-lasting solution. The newly sealed cold joint now provides a reliable barrier against water infiltration, ensuring long-lasting protection for the unit structure. This project, like our previous ones at the same location, demonstrates our commitment to delivering high-quality waterproofing solutions that meet our clients' needs and expectations.
