Dave Ramsey teaches his listeners/customers to only buy real estate investment properties with cash. Very safe use of money, but not realistic for most would-be investors. On the other side of the spectrum, you see supposed gurus selling a "secret formula" that only "the rich" know that teaches how to buy properties with zero money down. If this were possible, in most circumstances, you leave yourself very vulnerable when your market takes a turn for the worst. So what should we do? Honestly, it depends. Probably not the answer you were looking for but it's true. If you can buy real estate with no help from financing, that's great! Buying and keeping a debt-free property is not great on paper for a number of reasons, however, there's virtually no risk in going this route so when the economy goes sideways you're still sitting pretty. This solution is best for investors who can afford it and are VERY risk averse. However, if you need to wait to purchase real estate with no leverage of any kind, your real estate journey may never begin and you're potentially leaving lots of money on the table. That's why, in my opinion, most investors need to do the traditional route. Put a substantial amount of money down (partner with someone if you need help) and finance the purchase. What’s ROI? As a real estate entrepreneur, I’m astonished at how little people understand about very simple concepts in real estate and investment. The problem? Lack of information. They often feel alienated and incompetent at the mention of “big” words like “equity”, “amortization”, amongst others. Which is why I’m starting a series to make simple concepts in real estate accessible to the average person. And I’ll begin by breaking down the term “ROI”. ROI, or Return on Investment, is a simple way to figure out how much profit you make compared to the money you put in. In real estate, it's like asking, "For every Naira I invest in this property, how much will I get back?" If you spend money on a house, for example, and later sell or rent it for more than what you paid, that extra money is your return. The higher the ROI, the better your investment did. It's a quick way to measure if your real estate investment was worth it. That’s it. That’s what ROI means. I hope this cleared it up. Any real estate words you’d like me to explain?
