McKim & Creed relocated its Pittsburgh office to the city's Historic Cardello Building earlier this month. Moving into a historic building like the Cardello Building speaks to McKim & Creed's investment in the Pittsburgh region. Built in 1864, the Cardello Building is grounded in Pittsburgh's history, like few other downtown office buildings. Originally the home of Excelsior Coffin and Casket Works, the vast production and warehouse space has long since been converted into one of the city's premiere office spaces.
"Many of our engineers are lifelong Pittsburgh residents and we are committed to strengthening our region by finding building, energy, and infrastructure solutions for our clients," said McKim & Creed Pittsburgh Regional Manager Brad Palmisiano. "Relocating to more centrally located office space puts us closer to our clients, our architectural partners, and many of our project sites."

The first quarter for the San Francisco Peninsula office market continued to see muted activity due to occupiers taking more time to make decisions on their real estate, and a general trend of tenants taking less space by right sizing. Alongside the slow start, a bifurcation between class A office and class B/C was observed as tenants understood that there was a growing abundance of premium, highly amenitized office space, allowing occupiers to flock to quality product.

"Flight to quality" is a growing phenomenon being seen through the workspace sector.
In a nutshell, it's the appetite & willingness of corporate occupiers to pay higher prices for premium, high specification office space.
As tenants & investors look to shrink the amount of space occupied, the saving made on a smaller footprint can be deployed towards a better quality space. Developers are banking on this trend continuing.
Landsec spectacular proposed redevelopment of Hill House is a striking example of this. A mixed use office building that not only offers occupiers a high specification, modern workspace setting, but an abundance of amenity provision & thoughtfully considered public realm.
In an increasingly competitive marketplace, delivering a product that inspires, that promotes engagement, that delivers a point of differentiation has never been more important.

San Diego's office market faces challenges with aging inventory and limited new developments.
Over 62% of buildings are 30+ years old, and new projects are slowing due to high interest rates.
The current construction pipeline is limited, with most new developments Downtown.
This could lead to a shortage of quality spaces in the next 6-24 months, but demand for Class A space remains strong, especially in prime locations like Downtown and UTC.
The conversion of older buildings may help maintain market stability.
🎉 Huge congratulations to Jerry Adamson for brokering the lease on a creative office space in the ultra-hot Jackson Square District, right next to the iconic Transamerica Complex, which is in the middle of an exciting renovation. Jackson Square is a prime example of where the market is headed: growing demand, creative spaces filling up, and a clear signal that office saturation is pointing to a hot commercial real estate market as we move into 2025.
