Yesterday we discussed bout the causes of construction project cost overruns by Client, let’s discuss what are the contractor-related causes today. 📅 Inadequate planning, scheduling, and resource allocation lead to inefficiencies and delays. 👨💻 Underestimation of costs associating with lack of contingency plans to cope with surprises with cost implications. 📈 Lack of real-time tracking in project management and issues may go unnoticed until it have caused significant time and cost overruns. 🛠 Inefficient use or maintenance of equipment can lead to breakdowns, delays, and additional repair or rental costs. 🧐 Poor quality control results in substandard work that requires reworks. 📶 Uncontrolled changes with failure to properly evaluate and manage change orders can result in scope creep, increased labour and material costs, and extended timelines. 🗣️ Poor communication between team members, trade contractors, and stakeholders can lead to misaligned efforts and errors, requiring costly rework or stop work and idling. In construction projects, some arguments come up time and time again. It’s possible to set your tenders and contracts up in preparation for these debates. Let's tackle a simple yet crucial one: resource levels. A common argument is that delays are not due to unforeseen events but because resource levels have been insufficient. A robust response to this is a direct comparison of the planned versus actual resource levels. However, this argument is only truly strong if you provided detailed information about your planned resources early on, before any events occurred. If you’ve never stated what your resource levels were planned to be, you’re going to face a much harder task demonstrating that your resource levels have been adequate. While it's not impossible to prove, you can set things up to make life easier for yourself by being proactive in your planning and documentation. Your programme should link to your contract, not just the final completion date. Many contracts stipulate sectional or milestone dates, often for staged handovers or integration with other trades. Managing these dates is necessary, and the programme needs to be developed and managed with these in mind. The appropriate scope will need to link into the respective milestones to track and demonstrate progress/change on a regular basis. Without this, you could be blindly delivering for some time before realising that contract dates will not be met.
