Another landlord is leaving the sector because the fight for reasonable selective licencing conditions that do not entrap him or give him double jeopardy is enough for him to get out. He applied for the licence and represented against it. Most things he wanted to change were fair and reasonable, and they were rejected. He does not have the excess funds or the wherewithal to fight the council, so he has decided it is time to sell. He will accept the licences as they are; hopefully, they will not harass him before he sells. Once licensing is in your area in section 21 has been removed, the difficulties will become apparent. #property #licensing #LandlordsDefence

Property Licensing errors by Councils! Scandalous! Selective Licensing for buy to lets and HMO licensing have them. How do you know your HMO licence or your selective licence is proper and valid and has been issued correctly? How do you know? Have they followed the correct procedure to issue the licence? Does the licence say the things on it that it needs to say legally, Or are those incorrectly stated or missing? Does the licence have conditions which are impossible to comply with? Does the licence have conditions that are unreasonable or put duties upon you as the licence holder that are outside the jurisdiction of the council or outside the curtilage of the property? Why would you be responsible for those things? How do you know where you need to check and If you do not know, please seek professional advice on the matter. #property #investor #licensing https://lnkd.in/d7YYJ-Cn Property Licensing Exploration Call https://lnkd.in/d85TRmxQ

You every say something like Oh... Im just a notary...... Woah! Hold your horses there! Signatures require notarization; notarizations require someone to be trustworthy, dependable, understand the urgency of situations, and most definitely know state notary laws and rules! This often means taking phone calls and then coordinating schedules and getting on location to help someone get to the next step in their process. When you call a notary, you don't want it to be a guessing game. Great notaries can be found, and once you find one - hang on to their card. You will need him or her at some point! Drop a comment below to share a story on how you utilize notaries in your business or life. #Notary #NotaryPublic #Idaho #Boise

Only 171 signatures to go!!! Please sign this petition to help parents know more about their children’s social media usage, specifically after tragedy. Social media is a tricky thing. For a lot of teens, it’s a lifeline, and yet for too many others, it’s a rabbit hole that’s unfortunately designed to be addictive (and is therefore dangerous). Social media companies are being negligent in their approach to managing how/what teens access as content. While there’s much to discuss and debate here, when a child inexplicably dies, it’s hard to fathom arguing that parents don’t have the right to access their child’s social media accounts to see if content contribute to their death. Sign this petition to change this, or at least to request that it be discussed and debated by government officials.
#Joolslaw - I want to change the laws around social media. Parents don’t have the right to see what their children are viewing – That’s wrong! It's too late for my son Jools, but I WILL make a difference for others.
I'm on a train to London and about to sob in front of everyone - 98,488 #JoolsLaw
