Rising Building Costs Push Home Buyers to Existing Properties The dream of building your own custom home has long been a cornerstone of the Australian property market. But in the current climate of skyrocketing building material costs, subcontractor rates, and builder liquidations, many potential home buyers are having a serious case of cold feet. (#BuildingCosts, #HomeBuilders, #Renovations) Double Whammy: Rising Costs and Shrinking Options The past two years have seen a dramatic increase in the cost of lumber, steel, concrete, and other essential building materials (#BuildingMaterialCosts). This, coupled with rising subcontractor rates, has pushed the overall cost of building a new home significantly higher. Adding to the anxiety, a significant number of building companies have gone out of business in the last 18 months (#BuilderLiquidation). This leaves potential home buyers wondering not only about affordability, but also about the reliability of the companies they entrust with their dream home. The Existing Market Beckons With the cost and risk associated with building a new home on the rise, many home buyers are re-evaluating their options. Existing properties, while potentially requiring some renovations, are suddenly a more attractive proposition. Buying an existing home offers a degree of predictability. You can see the finished product upfront, get a clear idea of the total cost involved (including potential renovations), and avoid the uncertainty and potential delays associated with the building process. Renovate or Relocate? Even existing homeowners are feeling the pinch. The high costs of renovations (#RenovationCosts), combined with the disruption to daily life, are making some question the wisdom of extensive remodels. In some cases, selling their current home and buying a property that already meets their needs might be a more cost-effective solution, especially considering the current market where existing property values remain strong. WHAT TO DO WHEN YOU HAVE PUT YOUR HOUSE ON THE MARKET AND DISCOVER YOU DON’T HAVE BUILDING PLANS. Selling your home can be an exciting yet challenging journey. However, discovering that you don’t have building plans for your property can throw a wrench into your plans. Building plans are crucial for various reasons, including legal compliance, buyer confidence, and financing. If you find yourself in this situation, here’s what you can do to navigate the process smoothly. 1. Stay Calm and Assess the Situation The first step is to stay calm. Finding out that you lack building plans doesn’t mean your sale is doomed. Take a moment to assess the situation. Consider how long you’ve lived in the home and if you made any significant renovations or additions that might require official plans. 2. Contact your Municipality Reach out to your local municipality. They should have records of building plans for properties in their jurisdiction. Even if you don’t have copies, they may have the original plans on file that can be retrieved. This can save you time and help you avoid additional complications. 3. Hire a Professional If the Municipality cannot provide the necessary building plans, consider hiring a professional architect. They can inspect your property and create new building plans based on what is currently in place. This process may involve conducting measurements and assessments to ensure accuracy and compliance with local regulations. 4. Communicate with your agent Transparency and honesty are key when selling your home. If you don’t have building plans, communicate this to your agent. 7. Evaluate the Impact on Your Sale Understand that not having building plans may affect the marketability and value of your property. Consult with a real estate agent to assess how this issue may impact your sale price and to develop a strategy for marketing your home effectively. 8. Prepare for Delays Be prepared for potential delays in your sale process. Obtaining building plans or necessary approvals may take time, so factor this into your timeline. Being proactive and addressing the situation can help minimize delays and keep the process on track. Finding out you don’t have building plans when you want to sell your home can be challenging, but it’s not the end of the road. By staying calm, seeking assistance, and being transparent, you can navigate this situation effectively. With the right approach, you can still achieve a successful sale while ensuring that your property remains compliant and appealing to buyers. If you would like to sell your property, please contact your Area Property Specialist, Margaret Kidwell at tel no 0824650897 or margaret@cch.co.za We are here to assist you through the whole process, so that you could have peace of mind.

🏗️💰 Build or Buy? Weighing the Costs of New vs. Established Homes 🏠💸 The decision to build a new home or buy an established property depends largely on personal circumstances and goals. While building offers customization and potential stamp duty savings, it comes with challenges such as rising construction costs and extended build times. As of September 2024, construction costs increased by 1.4%, and build periods have reached record highs, with houses taking nearly a year to complete. Buyers should consider hidden costs in both scenarios. For new builds, expenses during construction, potential delays, and additional costs for quality finishes can add up. Established homes may require renovations, impacting overall costs. Advantages of buying new include input on the finished product, energy efficiency, and minimal maintenance. However, purchasers must carefully review builder contracts to understand what's included. Buying off-plan can lock in current prices, potentially beneficial if property values rise. Ultimately, the choice between new and established homes is personal. Buyers should thoroughly assess their financial situation, considering factors like ongoing expenses, potential cost overruns, and long-term goals to determine the most suitable option.
