Not just for roofs. An increasing number of our clients are asking for drone photos of external areas of industrial and commercial properties during dilapidations or Schedule-of-Condition surveys. Flying the drone at heights of 15-20m above the ground is usually sufficient to record the condition of the wagon yards, car parking areas, pedestrian walkways or boundary areas. Sometimes we do this by pre-programming a drone flight around the site. Sometimes we just walk the site with the drone camera set to time-interval shots. Something's missing. When we do drone roof surveys we try to replicate the info you would get by walking around the roof with a camera in hand, as far as possible. This a shot from a recent drone inspection. A slate roof abutment to a brick gable. It shows clearly two issues for the building. One is the missing lead cover flashings - probably stolen for the scrap value - which exposes the soakers and allows rainwater to enter behind them. The other issue is the displacement of the brickwork and copings, leaving open joints to allow moisture ingress into the wall, probably appearing as damp staining above window heads below.
