Why I chose retail: It’s all about resilience and evolution! These properties not only adapt but thrive through decades, much like the retail industry itself. It’s a reminder of why I am so passionate about what I do.
The first shopping center I remember ever visiting when I was a kid in the early 1960s was Central Shopping Plaza in Miami anchored by Masters department store. It was not Biscayne Shopping Center, the oldest shopping center in Florida. I remember my father making a big deal about the Plaza because he said it had a very large parking lot facing all the stores unlike a downtown where even then parking was limited. The Plaza is still around today. What was the first shopping center you remember ever visiting?

What is a strip mall? 𝗔𝘀 𝗱𝗲𝗳𝗶𝗻𝗲𝗱 𝗯𝘆 𝘁𝗵𝗲 𝗜𝗻𝘁𝗲𝗿𝗻𝗮𝘁𝗶𝗼𝗻𝗮𝗹 𝗖𝗼𝘂𝗻𝗰𝗶𝗹 𝗼𝗳 𝗦𝗵𝗼𝗽𝗽𝗶𝗻𝗴 𝗖𝗲𝗻𝘁𝗲𝗿𝘀 (𝗜𝗖𝗦𝗖): It's a row of attached stores or service outlets that are managed as a coherent retail entity, with on-site parking usually located in front of the stores. Open canopies may connect the storefronts, but a strip center does not have enclosed walkways linking the stores. A strip center may be configured in a straight line, or have an "L" or "U" shape. A convenience center is among the smallest of the centers, whose tenants provide a narrow mix of goods and personal services to a very limited trade area.

The REAL reason we bought this shopping center. Free candy from our stores. 😆😆😆 🏢 Lol all joking aside, whenever you become a landlord it’s a big responsibility. Not only do you need to steward the finances and funds of your partners, you also need to take care of your tenants and any customers who will be visiting. ☎️ That means responding quickly to tenants, addressing any safety concerns, and making sure any maintenance and repairs are done in a timely manner. Depending on if your property is NNN or not you may not be responsible for individual spaces. But common areas and exterior building look and maintenance is something you will most likely need to do. Bottom line, take care of your tenants- regardless of if they are good tenants or not. Thats how to roll.
