Housing secretary Angela Rayner has set out a target to build 370,000 homes a year, with changes made to the standard method for calculating housing need to "better reflect the urgency of supply for local areas". Speaking in the House of Commons yesterday (20 July), Rayner explained that local housing targets will be mandatory, with local authorities required to use the same method to work out how many homes to build. However, “that alone is insufficient to meet our ambition”, she added. You can read more on that here: https://lnkd.in/e6KqzH8K A consultation on amending the National Planning Policy Framework (NPPF) proposes reversing the changes made to it by the previous government in December 2023 and sets out a revised standard method for calculating housing need intended to support the government’s ambition to deliver 1.5 million homes over the next five years. You can read more about that here: https://lnkd.in/eJ6YgxcE

Starting the week with a valuable discussion on the challenges and opportunities ahead in the Welsh private rented sector. 📉 Our #LandlordConfidenceIndex shows that confidence in Wales has historically trailed behind that in England. #RentSmartWales figures also suggest that supply of private rented homes remains constrained. 💡 But with consultations open on changes to data collection, Land Transaction Tax and HMO disaggregation, there are reasons to be positive. After significant regulatory reform, it's time for supportive measures to strengthen the sector to improve accessibility and help meet urgent housing needs. Great to have a constructive conversation with the Cabinet Secretary for Housing and Local Government Jayne Bryant, alongside Eleanor Bateman and Steven Bletsoe on #housing issues in Wales. The Cabinet Secretary was reminded about the huge supply and demand imbalance that exists in Wales - exemplified by Wrexham which has 54 #renters chasing every available home to rent. I took great comfort in the Cabinet Secretary reiterating her support of the #PRS and responsible #landlords and it being an important part of the housing provision across the UK. But the sector in #Wales has undergone a huge shock and now is time for the PRS to receive some carrot after years of stick. National Residential Landlords Association - NRLA
