My journey began with a for-profit collaboration for Barcelona HOLSA Holding Olímpic Barcelona'92, the city that shaped me as an industrialist. Over 30 years ago, I managed a flexible, tailor-made industry adapted to specific needs. As a citizen of Braga... ...and despite its historical charm and cultural significance, Braga is struggling with urban issues that greatly reduce the quality of life for its residents. The city is plagued by high pollution levels, exacerbated by inefficient and inadequate public transportation options (which I use daily) that fail to provide a viable alternative to car usage. The lack of green spaces worsens the environmental and social problems, providing little relief from the city and disconnecting residents from nature. Braga's roads are in terrible condition, full of potholes and poorly maintained, causing safety hazards and reflecting badly on the city's infrastructure management. Trees are being cut down, and no new green areas are being created. Instead, it's just more buildings with no green spaces nearby. Urgent action is needed to address these critical issues and pave the way for a more sustainable and livable future for Braga’s inhabitants. For me. For my family. For my friends. For my colleagues... for everyone. Seeing #Braga trying to compete and win this award is deeply disheartening. Implications for homeowners' associations There are a large number of owners’ associations in Andalusia that include in their statutes an express prohibition of economic and/or professional activities. This means, in many cases, that it is impossible to carry out tourist activities. To mitigate this risk, it is essential to carry out a thorough check before acquiring a property for tourist rental purposes. Recommended steps Review of the bylaws: Check if there is a prohibition to carry out economic activities in the bylaws. Checking the minutes of the community: Make sure that tourist rentals are not specifically prohibited by agreement of the owners’ meeting. Obtaining licences: Once these two circumstances have been verified, it would be possible to proceed with the application for the tourist register or tourist licence. Obs! For new constructions, the situation is even more uncertain, as the community statutes are drawn up after the construction has been completed, which makes it even more difficult to carry out such verifications in advance.
