While it is positive to see the latest recommendation from the Levelling Up, Housing and Communities Committee calling on the Government to increase delivery to 90,000 social rented homes a year - the need for new social homes is much higher as we all know. In our latest white paper - New approach, Better homes, Brighter future - we set out how to achieve that much-needed increase in new homes. We believe that if we don’t find a way to increase the delivery of new social homes, we will fail to address the growing housing emergency. This can only result in low-income and vulnerable households remaining trapped in unaffordable, insecure and, in some cases, unsuitable and unsafe homes. In this whitepaper we also explore the benefits that modern methods of construction (MMC) bring to the sector, and why we must embrace them as a central part of UK social housing strategy to deliver the additional homes that are needed. Government Must Invest in Social Housing to Address Shortage A report from the Levelling Up, Housing and Communities (LUHC) Committee highlights a severe shortage of social housing in England. It calls on the government to invest in building 90,000 new social rent homes annually and to re-evaluate funding allocations. Key recommendations include reforms in land value capture and funding for energy efficiency, decarbonization, and fire safety improvements. The report also stresses regulating private investors and ensuring equal access to fire safety funds for social and private landlords. Clive Betts, Chair of the LUHC Committee, emphasizes the urgent need to address the housing shortage and improve living conditions. For businesses like JF Sixteen Homes, which are involved in rent-to-rent, emergency, and temporary accommodation, these findings highlight the importance of reliable and high-quality housing solutions. 🏚️ Limited Housing Supply: A Major Factor in the UK Housing Crisis 🏚️ One of the most pressing challenges facing the UK today is the limited supply of affordable homes. In high-growth urban areas, the demand for housing continues to soar, but construction is not keeping pace. This growing shortfall is leaving many individuals and families unable to find suitable and affordable places to live, exacerbating the housing crisis. Without a significant increase in the construction of affordable homes, particularly in cities and regions with rapid population growth, the gap between housing demand and supply will continue to widen. It’s time for policymakers, developers, and local authorities to work together on solutions that prioritize long-term affordability and housing security for all. Let’s drive the conversation forward - what do you think are the best steps to tackle this issue? #HousingCrisis #AffordableHousing #UrbanDevelopment #SustainableCommunities #ESG

It's great to see the government place social and affordable housing at the heart of its plans for tackling the housing crisis, in parliament today. 📰 https://lnkd.in/e2BCW5uM We strongly welcome the government’s commitment to reintroducing more ambitious mandatory housing targets, recognising the importance of social rented homes, and to overhauling the planning system, which we have long been calling for. We look forward to working with the government on these changes as part of a nationally coordinated long term plan for housing, with funding at the next spending review, to deliver on our shared ambition to build a generation of new social homes. #PlanForHousing #SocialHousing #AffordableHousing

A simplistic solution, but there are nearly 700,000 homes in England that are unfurnished and standing empty. Over 261,000 of these are classed as 'long-term empty'. When you add in holiday short-lets and second homes, total vacancy sits at over 1 million homes, meaning that across England, 1 in every 25 homes is empty. Surely, the wasted potential of long-term empty homes is deepening the housing crisis? Building more homes, particularly affordable social housing, is essential to end the housing crisis in the long-term but it’s going to take time. So why do we need to build 1.5m, start here and accelerate the programme of bringing these properties back in to permanent use. #HousingCrisis

#UKhousing is in a state of crisis, but it doesn’t need to be. 🗣️#6 of our 10-point plan call to action is to provide sustainable funding to maintain decent homes. 3.7m (15%) homes don’t meet the Decent Homes Standard (DHS) & some of England’s social housing is old, poorly insulated & deteriorating🏚️ ✔️The next govt should invest in a renewed DHS programme, offset by benefits of better housing conditions & supported by a long-term rent settlement for social housing providers. ✖️Private landlords should be incentivised & regulated to make energy efficiency improvements. #PlanForHousing #BuildSocial

💡 Excellent article from the Harvard Business Review 💡 - Good housing policy requires regulation - and includes social housing: "Social housing done right can advance at least two public policy objectives. It can supply decent #housing for poor and working-class households that are often not profitable for private developers to serve. In addition, social housing development can impose competitive discipline on private rivals." https://lnkd.in/g8TZ48H4

📰 Richard Greenwood, Director at EN:Able Build Limited outlines his post-election wishes for new build housing. He emphasises the critical need for substantial investment in affordable housing and a reformed planning system, expressing frustration over years of empty promises and economic uncertainty. Greenwood highlights the financial pressures facing social housing providers, which have led to a significant drop in housing supply and confidence in the sector. He calls for clear policies to address these issues, especially as the current funding from Homes England ends in 2026. He notes that both public and private housing sectors are interlinked, with private sector struggles impacting small-scale contractors in the public sector. He hopes the next government will present a detailed and dynamic plan by late autumn to address the housing shortage and overhaul the planning system, thereby providing an essential economic boost. https://lnkd.in/eCRKF3N4

🏡 New Housing Package: Progress or Patchwork? 🏡 Expected in tomorrow’s announcement, the government plans a £500 million boost for up to 5,000 new affordable homes, adding to a £5 billion investment aimed at delivering 33,000 homes nationwide. Proposed measures include a 5-year social rent settlement for long-term funding stability and reforms to Right to Buy, designed to retain more homes in the social sector. Pros ➕ Supporters are likely to point to the £128 million directed toward projects across the country, including Liverpool Central Docks and pollution-affected areas, which could unlock thousands of homes while creating sustainable, vibrant communities. Concerns ➖ Critics may argue that while this package is a positive step, more extensive funding and a longer-term rent commitment might be necessary to truly tackle the housing crisis, especially as local councils struggle to replace sold social housing. Will this package be enough to address the UK’s housing needs? #UKhousing #AffordableHousing #SocialHousing #HousingCrisis #HousingInvestment #homebuilding

As the People’s Commission into the Housing Crisis reveals the urgent need for 750,000 new social homes within the next two decades, the construction industry faces both challenges and opportunities. Here’s why this matters: → Understanding the Scale: The report highlights an alarming trend - housing stress and homelessness are set to worsen unless significant action is taken. With over 1500 Australians sharing their stories, it's clear that the housing market's shortcomings are impacting lives in profound ways. This crisis isn't just a statistic; it's a call to action for us in the construction sector. → Embracing Innovation: One of the key recommendations is to boost modular housing. Modular construction offers a promising solution, potentially cutting build times by 30-50% and reducing costs. But it’s not just about faster builds; it’s about adopting new technologies and processes to enhance efficiency and sustainability. Are we ready to integrate these innovations into our projects? → Policy Implications: The report criticises current tax concessions and highlights the need for national rental reform. As an industry, we should stay informed about these policy changes. They could influence project financing, investment opportunities, and regulatory landscapes. Let’s engage with policymakers to ensure our industry’s perspective is included. → Quality and Efficiency: The call for expanded social housing eligibility and improved housing conditions underscores a need for quality construction at scale. How can we contribute to better outcomes? By focusing on high standards of craftsmanship, embracing sustainable practices, and improving productivity through smart technologies. → Collaboration and Leadership: The urgency for national leadership and increased funding for social housing presents an opportunity for our industry to lead by example. Let’s advocate for policies that support robust housing infrastructure and work together to address the housing crisis effectively. The next decade will be critical for shaping Australia's housing future, and we have a pivotal role to play. Let's rise to the challenge, innovate, and contribute to a more equitable housing landscape. How can we better address the needs highlighted in the report? #ModularConstruction #Innovation #SocialHousing #Sustainability #PolicyReform
