A true female pioneer Annica Ånäs 🌲 The World’s Largest Wooden Urban Development “Infused with the Serenity of a Forest” Swedish developer Annica Ånäs, CEO of Atrium Ljungberg, is leading the creation of the world's largest wooden city. Set to cover a massive 2.5m sq ft of land in southern Stockholm and comprising 7,000 office spaces, 2,000 homes and swathes of restaurants, shops and public realm when completed in 2027, the project will be a feat of both urban design and sustainable innovation. The goal is to decrease the climate footprint of the project by around 40 per cent compared to one of a similar size and scale deploying more commonly used materials such as concrete and steel. It is a bold move. While the benefits of mass timber construction are well-known and documented - aforementioned sustainability credentials, a faster and quieter construction process and increased well-being for the people who eventually spend time in the completed spaces and places to name a few – so too are the pitfalls. For decades, mass timber use in construction and development has not been top of the list for designers and developers, particularly in the UK and Europe, despite the swathes of advantages. Apart from anything else, fear of getting caught up in lengthy, not to mention costly, insurance hurdles off the back of the potential for fire and water damage has proven to be a significant deterrent. In 2024, Earth Day is actively fighting against plastics and embracing the widespread adoption of natural materials across all industries. With the production and use of materials contributing a significant carbon footprint, we are excited to see more and more projects explore the use of timber, says Emily Newmarch, WAM’s Low Carbon Design and Research Specialist. Case study: Aspiring House in Wānaka by Roa has recently been granted resource consent – designed to achieve a southern hemisphere first in zero carbon certification, requiring the project to have net zero emissions from both operational and embodied carbon. Significant moves include its mass timber structure; low carbon palette for envelope and interiors; a solar panel façade; and is designed to Wānaka's climatic and seismic building requirements. "Designing at the intersection of innovation, culture and sustainability, WAM’s cutting-edge workstreams lead to world-leading regenerative design outcomes. Aspiring House is an ambitious project that is amplifying what it means to be a sustainable, low carbon building. Its material palette is responsive to the context of Wānaka while staying true to its low carbon design principles”, says Emily. "Paris 2024 wants to make sustainability, rather than monumental construction, its chief legacy." The city is showcasing a new era of sustainable construction with a focus on timber 🌳 This approach aims to "help provide a springboard for a green transformation of France’s construction industry." Timber buildings, like the Olympic Aquatics Centre, are "constructed mainly from wood, pieced together like a Lego set." The benefits of using timber include: 🌱 Environmental "Harvested wood is generally considered 'carbon neutral' if all trees felled are replaced with new saplings that are allowed to grow to the same age." Plus, wood "is relatively light, further reducing emissions by lessening the load on construction machinery." 💰 Affordability The process of assembling the buildings onsite is even swifter. “With some of our products, we assemble the pieces twice as fast as we fabricate them.” By prioritising timber, we are not only creating beautiful, functional spaces but also paving the way for a more sustainable future.
